Holiday let

When I retire I am selling my house as a holiday let, it's a quirky home, not suitable for a big family as it's terraced yet has three bedroom, the bedrooms are not big but they do fit king size beds in both main bedrooms which are the same size and a 6 foot bunk in the smallest room so sleeps 6 people.
The garden is just a courtyard and there is really nowhere for kids to run about.
At the moment the little close of 6 similar houses are occupied by middle aged single women my age and don't tend to see to families because of the lack of outside space.
But it is in the middle of fantastic countryside, lots to do and see and a big play park down the road.
The easy care courtyard garden would easily seat six for a family barbeque but as I said not really big enough for kids to run around.
The walls are very well sound proofed and you cannot hear anything next door at all. There is also a downstairs loo.
I'm thinking I'd get a lot more for this as a second home or holiday let than to sell to similar people who live here now as it's pretty much an easy care lock up and leave property.
Any thoughts?

I can’t see why someone looking for a second home would pay over the odds for it? It’s worth what it’s worth in the local area.

Agreed with PP - and I don't think you get to decide who buys your house for what purpose. If you list it for more than other properties go for it won't sell. If someone was looking to buy a Holiday Let they'd go for the cheaper property to maximise yield.

Short of asking the Estate Agent to mention it would be an opportunity for a second home / holiday let in the description, how would you target these kinds of buyers?

What are you asking? The only way you will get a premium for selling it as a holiday let us if you actually operate it as a holiday let, build up a decent set of reviews and bookings and then sell it. Otherwise you just sell it to whoever wants to buy it at whatever the best price you can get is.

I also wouldn’t assume that people looking for a second home or a holiday let don’t want a garden.

We live in London and are currently looking for a second home. Similarly to the friends and family who already own one, we’re inteersted in rural settings, great views Nd large plot with privacy. If someone has the money to buy and run 2 homes, they can afford for a gardener to pop in too.

I agree with JoJo it isn’t the type of holiday let we would want for our family. It might work for others though so good luck...
