Land with planning permission - how much to build a house?

Has anyone done this? We've been offered land (about 1/3 acre) with planning permission by a family member in case we're interested in building a house, but have no idea how we'd start the process or how much we'd have to borrow to finance this.

It seems too good a chance to pass up, but we don't have a clue as to how much would it cost/how would we finance it?

It would be in SE England, and we won't have a huge budget but can probably do a bit of DIY/decorating ourselves (not building work though). Anyone's experience would be great!

Be careful about assuming anything re planning. Many areas now have Neighbourhood Plans and some greenfield areas may well be excluded from development. No Neighbourhood Plan and anything goes! Lots of parishes have really tightened up on where development will be permitted.

If it’s not AONB or green belt, your chances are good but always check for a neighbourhood plan. If it’s a replacement house you stand a better chance too. In fact a great chance.

I’m at the start of a house build - steel frame just going up.

If you’re not going for a kit house, you’ll need to nail the architects early on to your max (max) spend. We found they design your ideal house, then you price up, resulting in you taking away from the design to match the budget. Can be a little disappointing.

Love the hive house, just couldn’t persuade DH.

I think some large house builders like Barratts offer a couple of different homes. They will build it where you want including gaining planning permission. It would be cheaper to get architect to draw up building plans then get quotes from house builders.

@TheFnozwhowasmirage- I am in a similar position- unable to get planning permission on what is agricultural land (infill plot but outside development line). Any advice would be helpful. We are also keen on Dan Wood.

Our neighbors have just put up two Dan Wood houses. They’re fugly but they did go up in a matter of days once all the foundation were sorted
