House Sale-How long before you get viewings?

Hmmph · 31/07/2020 09:04

Just wondering from time a house goes on the market (which I would class as going on Rightmove etc) how long before you realistically can expect viewings? Is there an average time?
How long would a house be on the market without viewings for you to start to worry there was something wrong (price too high, pictures and descriptions not appealing, estate agent rubbish)?
Thanks

The others haven’t sold yet, no. So I don’t think it’s our house but a slow market. Although our house is much nicer!

However, doesn’t stop me worrying. I will call up tomorrow for reassurance!

Is your agent a "pay us now" one or a "pay if we sell it" one?

Shmithecat2 · 02/08/2020 09:54

Is there a floor plan for your house on the listing?

Apolloanddaphne · 02/08/2020 10:04

If you are brave enough you could post a link to it on here? People are are generally very good at analysing what you are doing right or wrong and helping to get a sale.

Ok, if there are seven similar houses nearby not sold even after two months at similar prices AND you’ve had no viewings on the first weekend, I’d say you need to make your house the cheapest to stand out and get viewers. That’s a very slow market. Do you need to sell?

Hmmph · 02/08/2020 11:43

It’s a traditional pay when you sell estate agent.
Yes, there is a floor plan and a ‘virtual tour’.
Not brave enough for MN viewing yet! Although I might in the future (under a different username) if there is no interest.

We don’t need to sell, but we want to. Also now we’re on the market, I want it to just happen as it’s a pain keeping the house clean!

We've just sold and did it have any weekend viewings at all - people aren't working in their usual schedules right now.

That said we had two offers the day after we went on rightmove, and one of those offered on the driveway.

Sounds like something on your listing is putting people off. And it probably will be price if you're getting no interest at all.

I'm house hunting on RightMove and am very surprised at the inconsistency of estate agent details and photographs. Ask a friend to look at your advert for you and see if they spot anything.

@Wibblewobble03 knock on the door or put a note through.

I went on the market on Wednesday and has viewings yesterday and hope to get feedback during the week.

But houses in the areas a want, around 15-20 miles away are selling in 24 hours.

I knocked on a door or one yesterday as the agent wouldn’t allow more viewings and told them to contact me if it falls through, explained my circumstances and they were so nice! I was going to pop a note through but they caught me Grin

*I knocked on the door because they’d spotted me via the kitchen.

It does sound like it might be a slow market where you are op, judging by your competition. It might just be a waiting game but no harm in chasing your agent up. Of the houses that have sold recently can you see why - was it price, specific location etc? Also good to get some honest feedback on your photos from a trusted friend. But, you don't necessarily need lots of viewings, just the one from someone who loves your house so try not to get too down. Best to think about it as a business transaction and try and distance yourself.

The whole EA thing can be weird, some just plain can't be trusted. I'm happy that mine is a professional but from seeing others at viewings I know they aren't all the same. Mine is hopefully sold now (ftb viewed yesterday after we had been ghosted by someone who put a low offer in a week ago) and I tried to book a viewing at a house that went on the market on weds. Still waiting to hear back from the agent who told me they hadn't had any viewing availability from the vendor...Hmmand I have chased them. Have written the house off now tbh.

Is the virtual tour actually a virtual tour, or just a slideshow of the photos?

Silverstorma21 · 02/08/2020 21:53

I found it really helpful to get the Mumsnet crew to look at mine.

Oddly, despite not having made any changes to photos etc as advised I now have three viewings for Tuesday!
