SE London - places to live

Hi - we are considering independent schools for secondary for DC (Eltham College/Colfe's/Blackheath High etc) and exploring places to buy nearby. Greenwich & Blackheath are pricey, but not sure what other areas are considered good. Any feedback would be appreciated.

Thank you.

Lee seems popular with families.

Or most the borough of Bromley are family areas and more affordable than being closer in. It’s a huge borough so from some parts other indies might be more commutable.

Beckenham is a cheaper area with plenty of London families moving there for more space

What sort of budget do you have in mind, and how many bedrooms are you looking for? That can help narrow areas down :)

formerbabe · 01/08/2020 23:27

Hither Green
Lee

Both within walking distance to Blackheath

Some of the nicer roads in Mottingham

Chislehurst and Bromley

Depends on your budget? Up to 500K then Sidcup, Eltham, New Eltham and Mottingham. Chislehurst, Lee, Hither Green and Bromley if budget is £££+.

Thanks all!! Sorry for delay in replying.
I realise should have shared more details - looking for 4 bedrooms & budget £700-900k (stretch).
Lee, Hither green sound like good areas. Eltham is a maybe too.
Chislehurst & Bromley - if DC want to take public transport (instead of school bus), seem a bit far with 40-60mins travel?
@formerbabe - which are the nicer roads in Mottingham?

Thank you very much for your inputs!

The Charlton Slopes area (Bramshot, Mayhill, Sherington etc roads) is in budget, 4 bed terraces where loft conversion has been done, is just on the se3 / se7 border. V convenient for Royal Standard shops etc and also an easy walk to Greenwich Park and the heath.

This is sstc but gives you an idea

You may also want to consider areas like Earlsfield, Balham, Lee (think someone else mentioned this too).

Some good examples of homes near independents here. The tool lets you filter for places close to amenities (including schools), which is helpful if you are trying to optimise for them!

Mottingham lane is lovely, very countryside feel and surrounding roads are nice with big period properties...as you move further down, it is a bit more like a housing estate

JoJoSM2 · 02/08/2020 08:50

40min commute to senior school sounds reasonable. From Bromley or Chislehurst, I think there would be other options too, eg Bromley High is a GDST school same as Blackheath High. Beckenham and Bromley would probably be convenient for the Croydon indies as well.

Thanks again everyone for the additional inputs. @househunting19 - interesting house search tool, haven't seen this before.

I will get cracking on scouting in these areas, will keep you posted.
