There’s a house for sale...

...namely ours.
We want to take a dog the stamp duty holiday and the market in our area to sell has always been decent but they’re going in 2 days in the area in which we want to buy.
Agent reckons we’ll get 295k for ours. 4 bed detached in the north east, modern, high spec, v private etc but it’ll be the most expensive a house has gone for on our development.
She reckons either market at OO £289950 or just be bold and whack it on for £295k. Thoughts?

I’d tentatively disagree with PPs on offers over - we’re on for OIEO 300k and had our first viewing yesterday with an offer of 310k coming in an hour later. Open house with 7 viewings today, if any of them are interested we’ll go to best and final on Monday morning. But I guess it really depends on your market.

For context we were valued at £350k by one EA, £325k by another and the one we went for said we could go £325k and hang around or OIEO £300k and likely end up somewhere between those two figures but sell quickly. I’m 12 days off due date for our first DC and £325k was our ‘fantasy’ amount and £300k our bare minimum so speed and a £310k offer sounded good to us - so obviously we’re happy with how things are panning out so far.

Oh I recognise you too! Just clocked the username. Yep, I think we’re slightly mad Grin had fully planned to stay put in our flat until next year, but like you the chancellor’s announcement would save us ££££ and seemed too good to pass up so here we are. At least I’m using nesting to good effect Grin

Thanks for the good luck - think we are going to need it with a manic few weeks ahead! Fingers crossed for you with your sale, like I say ‘offers over’ seems to be working for us but things are so localised it’s difficult to apply blanket rules Smile
