Gorgeous Georgian house - on a roundabout

Hi all. Am so torn about putting an offer on this house. I've fallen in love with it and am trying to convince myself the negatives aren't SO bad but DH isn't convinced.

Positives: It's SO PRETTY. More than big enough for our growing family, way bigger than we could normally afford. Has all the quirky period features we love in buildings, plus great sized rooms, layout etc. Nice size garden, excellent location for schools, amenities etc. Did I mention it's pretty?!

Negatives: It's on a small but very busy roundabout. Parking is a space rented in the pub car park opposite, £50 a month. No real back garden to speak of so nowhere to relax outside away from traffic noise. Single glazing and no way of changing that because it's Grade 2 listed. Very old building which is lovely but possibly a money pit? Needs some work doing, poor condition windows / possibly roof, bit of plastering.

We have one toddler and a dog.

I knew what house this would be even before I opened this post! Honest! On a national website! I live in the town and this has been on the market for ages.

Lots of factors to weigh up - but it is a crammed, busy location.

The listing is very unprofessional and I'd be cross if I was the vendor.

That (and the comma splicing) aside, I wouldn't touch it. So many issues before you even start. Parking at £50 per month, that isn't even next to the house!

You can do better, I think.

haha Lougle I thought that too! Mind you, the back garden areas are too small!

Also they can't spell barbecue. And who wants to barbecue in the front garden on a busy road? Far from ideal.

The cliff is the worst bit of it for me. What if it collapsed? I'd not be able to sleep there.

The pub looks very run down. It could likely close down and be turned into housing, and you would have nowhere to park.

Currently this is someone else's problem, why would you make it yours?

I think the parking issue would put me off more than the mini roundabout.

I'm down the road from you. You're right it is very pretty! But that roundabout in rush hour, fannying around with getting the dog and toddler into the car if it's not parked outside and still a bit of a walk with little ones to the picturesque bits like the sea wall and Pier if you just fancy popping out quickly.

I think the point about not being able to guarantee the parking will b there for ever is a very good one.

If in a year's time the carpark gets built on, you're buggered. And that will make the house hard to sell for you.

Nope. I live near there and it’s a busy road. I’d say it’s likely the pub will close and be turned into housing, especially with the Castlewood office complex losing tenants.

There’s a reason it’s so cheap for the area.

It's lovely inside and the front is adorable, but I think it has too many issues. It looks like it may be dark inside without all the lights on? Also, the busy road might drive you crazy and the lack of parking is an issue, especially with small children. The lack of garden at the back isn't great. It could be a money pit too.

You are right, you don't spend much time gazing at your own house. I once lived in a very ugly rental house, it was the neighbours who had to look at it, not us Grin.

I like it and there is some outside space. Parking would bother me but not being situated on the road. What would bother me is how dark it seems. Nearly every room has a light on to get pictures done and it is daytime.

A no from me for being so close to the road, but an even bigger no to having 4 bedrooms and one loo - with no downstairs toilet. The other houses are no better on that front either.

It's gorgeous, and the location as such wouldn't bother me. BUT I've got cats so the road wouldn't be good for them, and the lack of parking is an immediate deal breaker for me.

I think it's gorgeous, but hideously impracticable.

and Nice size garden really? tiny front court yard and rocky terraced rear with cliff face do not scream nice sized garden to me.

We had a very similar decision to make when we bought our current house. We didn't buy it and opted instead for a modern detached house in a rural location. I still got pangs of regret when we drove by the Georgian townhouse though. Until, that is, a new colleague bought it some years later. The money they spent on it was colossal and it was a never ending job. They had to have new windows specially made, roof repairs done in a specific (very expensive) type of slate etc and their heating bills were also very high. They moved after 5 or 6 years as it was soaking up all their money, and a lot of time. Obviously that's only one family's experience and there were plus points too, but I would advise letting your head rule your heart on this one.

The frontage is exquisite. The reception rooms are beautiful. But apart from a few original features that's all it's got. It's a no from me.
