Hi, I've name changed so I'm not identifiable

Our house has been on the market for 9 weeks. We've had around 12/15 viewings but no one has really given any feedback except they don't like the area. The majority haven't even got back in touch with the EA. We've reduced by 5k but won't reduce any further as we then can't move.

I may be impatient but it's a bit disheartening & I'm getting sick of getting the house ready a few times a week 😂.

What would you do, would you try another agent or am I being impatient.

Have you seen what other houses similar to yours are going for? Can you get a friend to pretend to be a viewer give you an impartial viewpoint / comments ?

There's nothing really Similar to ours on the market as ours is a 3 storey. The last one sold for £161,500 back in April 2018. Ours was £165,000 now it's offers over £160,000

I'm not sure if friends/ family are just being nice but everyone is saying they are surprised it hasn't sold quick .

We've never done this before so I don't really know what is a reasonable time frame.

The EA should be chasing all viewers for feedback. What commission are they charging?

When they say they don't like the area, what is it about the area they don't like?

I say that because they decided to come to view.. They saw the street on the map and street view, and took time out to see the property. Is there something very close to you that wouldn't be apparent on the map, e.g. a rubbish filled alley?

If that doesn't apply, then it's the price.. They mean that they'd expect a better house in that area for the price. It's not that there is necessarily an issue with the area - they did come to see it, after all.

We can see 2 high rise flats from the rear and one from the front so I do wonder if that's putting people off. People that know the area would know that.

I just don't know what to do because we can't really move unless we get this price. It's annoying because we never would have put it up for sale if we thought he'd over valued it

We are on a flat rate of £150,000 plus vat

Offers over is never good. People don’t like it as a sales technique.

3 stories limits the market.

If you change EA and there's nothing 'wrong' with them it could be another 'red flag' to buyers who will probably have seen it not sell with the first agent.
12-15 viewings (and how many hits online? EA should know) seems a fair amount for no detailed feedback.
Why not show us the link - we don't know who you are, so it's just another property for sale.

The high rise flats may well be in the "issue" with the area that people are referencing. It might be the thing people can't overlook for the price.

I do think that if you can't lower the price, you might just have to wait it out. You only need one person to buy after all. It does depend on whether the market is going up or down where you live.

Sometimes people become obsessed with the concept of 'feedback'

Some people are rude and don't bother responding to the EA.
Others don't give their true reasons to the EA.
Most EAs are keen not to offend/upset their paying customers, so any feedback likely to cause upset is often not passed on.

If you've had 15 viewings over 9 weeks it suggests the price is still too high.

I think that house has had theirs painted recently. Our house was a new build and is now 11 years old. I did ask our EA why there was such a big price difference

It’s being marketed as a 4-bed - is it really? Maybe if your family room looked more lounge-y that might help?

I think town houses have a more niche market so maybe that’s a factor, suits some families and not others (I’d not have liked it with small kids, but that layout would be great with teenagers, for example). If there’s a smaller pool of people then it just means it might take longer to get an offer.

Yes as the other poster said when the property is a little bit niche it may take longer to sell.

Thank you, I did question the 4 bed.

I use that to work from at the moment doing nails so we've never set it up as a lounge or anything.

You're right about the layout, that's exactly why we want to move now DS is getting a bit older and we're hoping for another.
