What % to pay an Estate Agent for selling a £600k to £800k flat in south London please?

Asking for a friend, definitely not me! (I wish)

Does anyone have any recent experience? Flat has an SW9 postcode if that helps.

If your friend has the confidence and the time to do their own viewings, then online agents charge a few hundred so probably about 0.1% I’ve used Property Eagle a few times in the past and was happy with them.

Last time I spoke to local agents, I think they asked for 1-2%+VAT.

Usually 1-1.5%. So based on 1% rightly 6-8k

Lowest anyone would go on ours was 1.25% and it’s valued at 775. Notting hill though. A friend sold hers for 1% but it was just under 2m.

Negotiated our agent down from 1.5% to 0.75% last year (£600k house, east London). Helps if you have a couple that are keen for business so will undercut the other.

I paid just under 1% for a similar value property in south London.

No, my friend doesn't have the time and the flat is let to tenants. So she needs a good, hands-on estate agent.

1.25% recent sale same price bracket and location. We picked the agent that we thought would have the right buyers and understood our property best. Sold in a few days.

Thanks all for the replies. That's quite a variation in percentages. As I understand it the property market hasn't gone stale in London at all which I find really surprising!

London is a big place and some areas are more ‘stale’ than others. I doubt that expensive flats are getting snapped up very quickly.
