surveyor needing floor plan?

We are purchasing a property. It is a private sale and it has been significantly extended and remodelled since it was last purchased so there is no floor plan.

We have spoken to a surveyor who says he can't do a survey without a floorplan. Is this normal? How do we get a floor plan done then? How much would that cost?

I didn't need a floor plan for my surveyor (needed a measured survey for my architect)
The measured survey was about £1,200.

Do you mean a structural surveyor?

Usually the surveyors are capable of doing the floor plans themselves. It's just a case of measuring. Was there one on Rightmove when you bought?

It’s probably less work for him without the floor plan but he can just measure himself.

The property was never listed on rightmove as it is a private sale.

It's not structural just a basic home buyers survey

Find another surveyor, yours sounds like a pain! You don't need a floor plan.

If it’s been extended I would definitely not skimp and I would get a full structural survey. Extensions have to be joined to existing walls. Has this been done properly? What about roof structures and foundations? Differing ages of buildings can lead to differing foundations and you need to be certain the newer work is of the correct standard.

Have a look in your council planning site for the address.

The extension would fall under building control even if planning permission was not needed. There may be a copy of the plans on there. You can check everything was signed off or if anything remains outstanding as well.

Get a decent conveyancer , and check that all the new extensions , alterations and building works comply and are signed off by building control
