Feeling low after EA feedback

I know I'm being a bit ridiculous. We had 10 viewings on Saturday and the EA has just rung me to let me know how it went, basically he hasn't gathered proper feedback yet but informed me that every viewer commented on how small the flat was. It is small but there is nothing I can do about that. We decluttered and tidied it and apparently everyone also said it was very well presented so it's not like it looks small due to loads of stuff, we also put it on the market at the lower end of what the EA advised so I'm not exactly sure what his point was and we aren't overpricing looking at others in the area. I'm not sure why I'm posting, just looking for advice really or anecdotes to make me feel better, it just seems so unhelpful.

Does your advert make it look more spacious than it is? People might be disappointed if they view and itvs much smaller than the advert makes it seem - I'm rubbish at guestimating from floor plans and rely on pictures.

We had a viewer for a 3 bed semi whose feedback was that they wanted a bungalow, and another for a Victorian terrace that the condition was too good Confused

Having sold houses before, I have always found the EA feedback was always something we couldn’t do anything about. Our last sale was the garden is too small and the master bedroom won’t fit a kind size bed/ sleigh bed etc. I think they try to give you the most diplomatic answer possible. Also many people will be looking at multiple properties and will just prefer a different flat, they may not have even given the EA exact feedback on your home, just we’re offering on x.

I appreciate that it can be frustrating when the feedback is about an element that you can't change, like the size of the place!

Are the measurements of the rooms in the particulars? I know I went round one house when we were looking at a rental and although I knew it was small before I went round, when you see the place with the furniture in it, it can have less living space than you'd thought.

Is there any way of taking some furniture out to make it seem more spacious (within the laws of physics, obviously!).

Where's the flat? Most in London are sitting on the market for months these days, unless they have a large balcony or patio

I don't want to link to it as people I know use MN but they have used the wide angle camera and i'm guessing as it's probably first time buyers looking they aren't used to that. Measurements are on the floor plan but I know it's hard to envision space though there is a 360 degree virtual tour as well. No place to move furniture unfortunately. It just seemed a ridiculous thing to tell me when he hadn't even spoken to the viewers for feedback yet.

Don't worry about it. You can't change the size. If the marketing information has the room sizes on people should be able to figure it out. Remember that a lot people can't look past your stuff, or your choice of wallpaper and imagine their own in place. Also some people have bad spatial awareness. I had a couple complain about a house I was selling being too far away from the town centre. The house was, genuinely, in the town centre so I'm not sure how much closer it could have been! They could just have said they didn't like it!

We viewed a house on Saturday and it was clear that the EA photos were very deceiving. It was a nice house just a lot smaller than we were expecting so our feedback will be that. We are now checking room measurements a lot more carefully before booking viewings. Our flat is going on the market today and I expect a lot of similar feedback despite decluttering. I think EAs are very clever with their photography.

Adobe of course, but one persons decluttered is another's cluttered chaos, it's easier to get objective third party views with a link.

I would suggest asking the EA to take some more realistic photographs and make sure square footage is on the listing.

As PP said, your photos are deceiving people into thinking the flat is bigger than it is. Get the EA to take new photos that are more realistic

Unless the feedback is about price or they saw something seriously wrong with the property, then IMHO it is totally pointless having feedback.

Unless the EA is ringing you to tell you someone is putting an offer in then I wouldn't be bothered about anything else.

I also think the EA makes some of the feedback up.

Did the viewers not look at the floor plan?

I hate wide angle photos with a passion. I’ve just put my flat on the market and I already know that the feedback is that it doesn’t look as big or as good in reality as the photos suggest - but I can’t exactly ask the agent to go back and make my flat look shitter for the advert!

Is it already painted in white or a pale colour? Because that can make so much difference to how spacious and airy rooms feel and can be done quickly and cheaply.

Rent a small storage unit to put anything you can live without for a few months?

We've done this in the past, you can get ones the size of a broom cupboard... it was cheaper than not selling the house would've been

If it's priced lower than the average, it may mean that some who wouldn't be able to usually look at a similar roomed property are looking and if ftb really not that realistic yet.

Is it sold as ideal first time home/starter?

Hello - good news, spoke to the senior EA who has reassured me this was not the general feedback and only two out of the ten said it was too small, and we have two second viewings now booked.
@solomummy yes it has been marketed as a first time buyer opportunity and it is in a desirable set of roads and is one of the cheapest around but I'm guessing there may be dissapointment when people realise what their budgets can get them.

I also did't want to post the link as after feeling really deflated I didn't want my choice of decor potentially ripped apart as well, what with me feeling a bit fragile, possibly wouldn't have happened but I'm more use to AIBU Wink however I can tell you it is decorated with light cream walls and light wood flooring.

I second renting storage and putting as much away as you can - it will also help you mentally shift and give you space whilst you move. Taste is so specific and subjective - what you no longer see might affect others.
