Sunroom - replacement solid roof

Hoping for some advice on this. Moved into our home around 2 years ago, at the rear of the house we have a 4.3 x 3.4m sunroom which is brick built but with a polycarbonate roof. It was quite clear that this roof was ageing, and on moving in we noted a leak that we patched up.

The roof has now effectively failed, leaking in several places. Not worth a repair, it’s end of life.

We think it’s best to replace with a solid tiled roof, so it effectively becomes another normal, useable room (the polycarbonate makes it baking in summer, cold in winter).

Anyone else done this? There seems to be a vast range of options out there and I’m not entirely sure what I should be looking out for or what the cost might be. Also aware that it will need to comply with building regulations but I’m assuming companies specialising in this would deal with that side of things?

I wouldn’t assume that builders would deal with legalities for you (we’ve always had to do it ourselves).

Also, I’m not sure of the details but a conservatory can be put on without planning permission but if it’s an extension you might need a permission or at least notify the council. You might like to check the legal status of what’s there versus what you want there instead.

Thanks Jojo, I will check with the council what the status of the room is as it’s not a conservatory at the moment, just a normal room with a polycarbonate roof, but certainly a tiled roof would make it a solid room as an extension would be.

Further to this I’ve now got the building regs part sorted, have the application.

Anyone got any recommendations on type of roof? There seems to be lots of different options, from fully tiled and plastered to glass inserts or even a cheaper “cosy panel” option which seems to be insulated panels and not tile (not entirely sure what the material is)

I’m in the process of getting quotes.
