Any tips for putting your house on the market please?

I had hoped my house would be on the market by now, but lockdown has pushed back some work I need to do in my bathroom. However, I hope to get that sorted by the autumn, then go on the market. This will be the first time I've sold a house and I am pretty clueless. Wondering if you have any tips on making your house look brilliant for the photos, and also some practical ideas for clutter etc. Do people hire storage spaces to shove all their stuff? Houses on rightmove often look empty! Thanks in advance.

Take photos of the rooms when you think they're done, you might well spot some other bits that need doing

Thanks for those super tips, @thisstooshallpass. I have so many photos, although mostly all framed in plain black frames. I will pack some away though. Genius re the radio. Thank you x

This is an old Kirsty and Phil tip, but a new kettle and toaster really brighten up the kitchen. If you have a lot of art work or photos on the wall, take some down, as this makes rooms look bigger. Same for general clutter, especially in the kitchen and bathroom. Magic eraser sponges are amazing for cleaning down woodwork and getting smudges and finger marks off painted walls. Good luck!

Getting rid of clutter makes a massive difference to our sell ability and price. Use the marie kondo technique to make drastic changes over a few weeks or months. Think about presentation as you go along

We have just sold our house, it was on the market for about 12 hours and sold on the first viewing. I decluttered every room. I put stuff into storage at a local storage place. I've paid for 8 weeks which doesn't cost to much. It has made a massive difference to the space. I gave some off the rooms a quick refresh and added a few cushions and flowers so it didn't look to sparse.

If you have pets make sure they are out the way when viewers are coming. Last time I bought I went to look at a house & the owners' big dog jumped up at me. I am not that keen on dogs & I just left.

If you are doing the viewings yourself let the viewers walk into rooms before you so they see them fully, not your back!!

Ours is on the market and we have our second viewing today. We have a spare duvet with matching pilllows for the master bedroom that we bring out just for the viewings. Same with the hand towel in the bathroom and the bath mat. Brought out for the viewing then put away again so it’s pristine for the next one. I clear all the shampoo bottles etc from around the bath and put out a couple of fancy bottles filled with bath salts and a little plant to ‘dress’ the shelf we have behind the bath so it doesn’t look empty.

Before we got to this stage we hired a skip and it got filled with all our excess crap. We probably need to do this again to be honest as our loft and garage are still a bit full.

We went round and repainted anywhere that needed it, cleaned everywhere, put up some more shelving that was required in the kitchen. We’ve borrowed a mirror off my mum for our mantelpiece as we didn’t have anything there and it needed something, we bought a Freestanding mirror for one bedroom and some rugs to dress the other bedrooms.

We got my mum to walk round and tell us anything that needs fixing!

Park your 'unwashed' car away from your house on viewing days, so the viewer can drive up and park themselves etc.
I used to buy the same bunch of dyed flowers in the supermarket every week so the dining table looked just like the photo.
Move 'unnecessary' bedroom furniture (e.g. plastic drawers with games in) to the garage if you have one. Makes bedrooms look bigger.
As everyone else said 'declutter' 'clean' and if needed 'refresh/tone down/neutralise'.

Thank you, @Bernadette. That's great advice. I have been given permission to use my mum's garage as storage, and yesterday I made a list of jobs to be done. X
