I live in a flat and recently had a boiler moved due to issues with inspecting the flue (namely you couldn’t).
The old flue (which now ends in an open pipe in the ceiling cavity) is letting in water, causing water damage to the ceiling.
Is this normal? I am being told by the management company this is to be expected and the water would previously have gone inside the boiler and not caused any damage. They therefore say it is my responsibility to pay for the chimney to be capped off.
If this is only to be expected from any chimney, they may well be right. However, if water shouldn’t be getting in at all, this would count as a structural issue that the management company are responsible for.
Does anyone know which is correct? Also, does anyone know how much is it likely to cost to have the chimney capped?
The management company have a history of claiming the individual flat owners are responsible for things they aren’t which is why I don’t want to just accept their word for it.
