Loft conversion

Has anyone had a loft conversion and can tell me a rough cost please. I know it will vary from house to house we have a three bedroom semi I would like a dormer on the back

I have been quoted this week 20-30k on a 3 bed terrace that doesn't require a dormer. With a dormer you will need planning permission as it is altering the physical structure of the house so I would guess at 50-60k

We were quoted £43k for a loft conversion on a 3 bed semi last year. That would have given us a double bedroom and shower room and a dormer out back, changing the roof from hip to gable. It would have included everything bar sanitary fittings and decorating. We got a couple of quotes which were around this figure so assume that’s the going rate in our part of the SE.

Ours was already done when we bought the house. Dormer at the back, velux windows at the front. It cost £30k 10 years ago. North West.

Small 3 bed semi also. We paid 50k for a hip to gable and dorma. Included everything except the cost of the bathroom suite and tiles. Included full temporary roof. Made a new staircase matching and above the old. Master bed and ensuite.

£60k here ( south coast)- but we chose an unusual layout and moved plumbing, reroofed and had full width aluminium sliding doors.

Would have been more like £45k if we would have had the layout / plumbing / large doors and total re roof:

full width rear dormer and small front dormer - including plumbing and electrics and stairs / glazing, but not decor, bathroom fittings and flooring

Surrey - 50k including vat for a double dormer and 2 velux windows. Included fitting an en-suite but we had to provide the fittings

Got a quote yesterday, 3 bed semi, hip to gable extension, £48k (plus VAT for building works, cost of fittings / flooring etc on top). NW - builder we know to be quite reasonable / reliable, he's booked up for a year.

Thank you everybody this is really good just to get a ballpark figure. I'm in the south-east so things can be fairly expensive. We desperately need another bedroom though so this might be the cheapest option rather than moving house

Also in the the SE, just been quoted £55k inc vat for master/en suite, 4x velux instead of a dormer/hip gable but it is quite a big space.
Thinking about doing this to increase value/saleability of my house rather than because I need the space...trying to decide if it will be worth it!

@MezleyM interesting. Our space is huge, floor plan of whole house is huge. Hadn't considered not getting dormer. So you mean 2 velux front of house and 2 at the back?

@babasaclover, they’ll actually be at each side but yes, head height is enough to not need a dormer.

You don’t necessarily need planning permission for a dormer, ours is under permitted development.

We are paying £40K + VAT for a double with en-suite and a single. In the SE.
