Hi, firstly I wanted to thank those that answered my previous thread. I've been busy making plans in my head now with all your fabulous ideas.
I live in an ex authority semi. The house it is on a road with a mish mash of different age properties all with different designs. Almost all the ones of my design house have extended-some massively so. Nextdoor (attached) have planning for an identical extension from years back but for some reason they haven't extended (previous occupants).
It so happens that my property is next to bungalows that are perpendicular to my house. The nearest one is still housing association/council. I'd really like to extend to the side. The same footprint as is already there, but add a second storey (the original house has attached outbuildings that I'm sure would need to be knock down and rebuilt to be built over). This will be approximately 1 meter from the boundary.
It would be a very modest extension of 1.75m outwards across the width)length of the house.
Compared to all the other extensions down the street, it is tiny so I hadn't considered it an issue. But having spent days on the planning portal for my council, it appears it might be. A house the opposite side of the bungalows wanted to do a v similar extension (but up to the boundary so closer to the bungalow) and planning was refused. No appeal. They were refused because of the 45degree angle and right to light.
I've tried to get my head around the 45 degree angle rule but it seems hard to understand in this case as the bungalow is currently facing my house! So whatever I wanted to do, the original house breaks the 45 degree rule?! The properties are approximately 8 meters apart.
So, I've got no chance have I? I think there would also be an issue with extending to the rear too for the same reason. (The bungalow is a semi so has a neighbour further down my back garden).
I've tried searching for information on this but I can't find anything about property being perpendicular.
I know noone can answer in regards to this case and planning. But wondered if anyone has known or had an extension built when property next to it is face on. I'm so disappointed. This is likely to be a house I spend a very long time in as I love the area. But if I can't extend I don't see how it will reach the potential in my head
