What colour to paint a small flat to rent out?

I’m doing up my parent’s old flat and we’re going to rent it out. It needs repainting throughout and I’m rubbish with colours ... It’s a small flat - two bedrooms and all rooms quite small with low ceilings, but windows the whole length of the room, so quite bright and sunny. I think using one colour throughout except kitchen and bathroom (or including kitchen and bathroom?) would be best, partly because I think it would feel busy with a different colour for each room when they are quite small, and partly because that would be cheaper. Some of the plastering is a bit rough and I think a darker colour would make that less obvious. It also needs to be fairly neutral and appealing to renters. So ... any thoughts? Some kind of mid grey maybe? Something like F&B elephant breath? Would really appreciate some thoughts!

I would go cream of some variety, whatever you can get in bulk cheaply, the same throughout. A good neutral background can be accessorised with cushions etc so is ideal for a rental.

White and magnolia is a safe choice for a house but as this is a flat I'd make sure it's a bit different from the communal stairwell to maximise appeal.

Stay neutral but consider stone (if you want something a little darker) or cream ( if lighter). Use same colour throughout. Matt finish rather than satin to minimise flaws. Always white ceilings and woodwork unless the wood is stained rather than painted.

White, it’s modern and fresh and can be accessorised well. Magnolia is really dated now.

I would go for white - makes it look clean and fresh, it’s also cheap for you to paint.

Another vote for all white. Definitely not magnolia. Love Elephant's Breath though and don't think it would be too controversial, it is a very liveable colour.

Magnolia, it’s far more neutral and easy on the eye than white. Add a splash of colour with a pastel or other muted tone on your woodwork, it will look a treat. Never go for current interior design fashions in a rental unless you are letting out in cities for a lot of money.

I would think that a beigy grey like elephant’s breath is today’s cream or magnolia. I’d go for that sort of colour.

White or magnolia. It is cheap and easy to paint again after each tenancy if its needed. Don't go for a fancy colour that they may discontinue and then you have to paint everywhere again.

Oh god not magnolia. I'd do brilliant white if you're on a budget, or a warm white if you can afford it. What age bracket are you planning to rent to?

White or pale grey. Definitely not magnolia or cream which are very dated in my opinion.

How is magnolia easier on the eye and more neutral than white? 😹 it’s very dated, makes everything look dirty and doesn’t look nice with anything.
Go for white, doesn’t have to be brilliant white, there are various beautiful shades.

Yes we have done our rental in a pale grey rather than a cream as most modern accessories to with it. The new tenants said it was nice to see a proper modern colour rather than cream which doesn't go with their grey accessories!

All white. I rented for 15 years and anything magnolia was a fat no from me. Horrible colour

Thanks for all the advice. It’s zone 6 in London and a really nice area, so it’ll probably be a young couple or something like that. I hadn’t wanted white us I always think that’s a cold colour, but given all the suggestions on here maybe I’m wrong about that! It’s tatty magnolia at the moment (my parents favourite...) and I wouldn’t go with that again.

Absolutely not magnolia! It just looks dirty and it looks like someone has nicotine stained walls.

Bright white will never stay white so I wouldn't bother with that.

Elephants breath is a good option or something with a similar tone. F&B Pigeon is also a lovely colour if the wood work is white. You won't see every scuff mark with those colours.

Sorry, not that good a sequitur with the young couple- obviously not all young couples live in London! I meant it is likely to be young people earning a good salary in London, so may have high expectations. The flat itself isn’t that fancy but might let better if it looks fancier. But can’t afford to spend too much!

Definitely white as its crisp and clean. Grey has been the colour of the moment for so long and so many people have grey sofas which look great against white.

God don’t do magnolia it’s appalling and so eighties.

Do it a nice neutral that’s more modern like dulux timeless, Egyptian cotton or overtly olive. Don’t do the same throughout but colours that are on the same palette and match and blend to make it much more elegant and modern.
