Cost to install downstairs loo

Looking to downsize from a 3 bed end terrace with en-suite and downstairs loo. Most of the houses in my price range don't have a downstairs loo which is pretty high on my list. Many will have a head height under stairs cupboard so I'm thinking of building in the cost of converting one to a loo. Anyone done it and if so what was the ballpark cost, and is there anything to consider? Thanks

Was discussing this with friends yesterday: they had got quotes around 6-10k I believe they said (London suburbs)

Gordon Bennett, I didn't realise it would be that much for a downstairs loo. I have one but if I move, I want to have a downstairs shower room with toilet. I've been looking at places with that and also at some where you could build one. I dread to think what that would cost. I'm in the London area.

Anyway, sorry to divert the thread. I hope you find somewhere suitable, op. I'm looking to downsize.

Not exactly the same, but we recently had a tiny space converted into an upstairs toilet for my mum. Her house is an old terrace and only had a downstairs toilet (I was brought up there and remember some of the neighbours only had an outside toilet with resident spiders and earwigs!!).

It cost about £2000, which involved building a stud wall in the landing, adding a door and all associated plumbing and ventilation.

That does sound much the same size, AhBallix. What a good idea. Not a bad price either.

Thanks both. I must admin £6-£10k was more than I thought it would be too, although I'm in the midlands so it may be a bit cheaper. Just remembered I have a friend who had this done so will ask her (although she lives up north and I think she had it done at the same time as a major kitchen extension so it may not be that simple to price it)

I presume price will depend on where pipework is in relation to the 'loo space' plus where a soil pipe/stack can go and where the sewer drain is. I imagine that is why people install macerating toilets, although they get some bad reviews.

With under stairs cupboards, watch out for things like electricity or gas meters being under there. They can cost thousands to move and scupper lots of potential loo projects.

I've got a macerator in a loft Ensuite. Have had it for about 4 years and never had any problem with it. Obviously, people only get them when normal plumbing isn't possible and they aren't first choice, but as long as people know it's only loo paper that can go down them (simple sign does job) it's fine. You can't tell outs in a macerator as its a back-to-wall loo amd the cistern and macerator are behind the wall in eaves space. That's pretty possible in an under stairs loo too. But most people don't need them for down stairs In think.
