4 months Pregnant and trying to rent a house

Hi Guys,
Just a bit of background.
I am 4 months pregnant (an unexpected pregnancy i was taking the pill) and myself and my partner are in the middle of being accepted for a rented house.
We currently live with my Mother.
They require a reference from your employer to confirm your job title and income (so they know you can afford the property) - mine has been sent and approved.
We are both working professionals.
However, due to Covid my partner was made redundant in June (he is employed up to the end of July). This employer HAS given the estate agents a reference to say he earns what he says he does which is fab BUT..
The form asked the employer if the employee was going to be working for them for the next 12 months. Well in this case he wont be.

He had a verbal offer for a job and has been waiting for the email/letter to confirm this but today they have emailed to say they no longer want to give him the job.. This was after 2 phone interviews, a skype interview and a 3 hour interview in person AND A VERBAL OFFER. They even took him out for lunch, WTF.

I am now worried the whole application will fall through because he cant provide a reference right now :(. He will find a job but who knows how long it will take with the current situation.
The estate agent will need his reference as i will be going on maternity and wont be able to afford it next year.
Right now i could pay for the whole house and bills comfortably but i know they have to cover their back, or can they make exceptions?

Does anyone have any advise?
I am beyond stressed we are going to have no where to live.

Any advise would be greatly appropriated.

Make out that you’ll be doing shared paternity leave and you’ll actually be going back then change your mind ( as an idea maybe?)

Can you afford to pay 6 months rent upfront? Do you have the option of a guarantor?

Hi OP I'd echo the PP and offer to pay twice a year. I've done this before and it worked out fine. Depends on your cash flow situation of course..

be aware that 6 months in advance is a drug dealer tactic. Not of course saying that is the OP, but some landlords and some insurances no longer accept this because of the scum druggies.

all you can do is be honest about the situation.

I have looked into the shared paternity as a thought. I'd then wonder if they'd want proof of that too!

I could afford 6 months rent to be honest and we both have the option of a guarantor.
I will have to ask the estate agents if this is an option.

Do they know you’re pregnant? At four months I just looked like I’d hit the biscuits not the gym.

Op. If your normal salary covers it then you can be the tennant. So his income is irrelevant. You don’t need to tell them about your pregnancy or how long you intend to be on maternity. Or have you already told them?

I second previous posters in saying I don’t see why they need to know you are pregnant? As long as your income meets the affordability limit (when I’ve rented in the last few years it’s been gross salary of more than 28 times monthly rent) then either you can be the sole tenant or you can both be tenants based on current income only.

Don't tell them you are pregnant. No reason to disclose that
