Hello, we were recently looking at selling our house and were in a chain. We bought it a few years ago so decided to go with the same conveyancer.
When we went so sell, our buyer's solicitors asked for a FENSA certificate for the door, and a boiler certificate to say it had been installed. They offered to sell us indemnity certificates for these, though the chain fell through and we did not purchase these. It had not been noticed that these were missing when I bought the house before.
There was also a covenant (I may have that wrong) to say that there was electricity wires running underneath my garden, and the electricity company could come onto my land and dig this up. They didn't explain this to me if I am remembering rightly (though I will check all correspondence again).
I am about to pay for the work that they did, but when I sell again this will all be brought up for the next buyers. Would I be right to complain that this wasn't picked up when I bought the house, and how do I do that, or is it my own fault?
