QUESTIONS FOR INTERVIEWING TENANTS TOMORROW PLEASE

We have had a good offer in to let our house but it is from three boys (!) aged 19-20 who are at Imperial College in London. They want to take the house for three years (not until I hav seen how they get on for a while for sure) and I just wondered if anyone has some good questions or points that I could raise ahead of time. I am not thrilled at having three boys who have just left home but need to get it rented out as am paying two mortgages currently. Any ideas pleasssssssssse.

Hi I rent a house. Get references from the university or from their places of work (if they work!). As they are so young I would recommend getting some kind of garantor signature from their parents saying that they will cover rent if the lads don't pay up. Get them to set up a direct debit so you don't have to follow up each months rent. Other questions to ask would be how long do they have left at uni. Do they have jobs or get any income from parents etc. Make sure all the rules are in place and they know up front e.g no illegal activities, unsociable noise etc. Good luck.

We are guarantors for our daughters house in London. There is a 19, 21 and 22 year old in the house. The house is not great but it does have heating and a garden. The house has been looked after, no damage or breakages but the garden is a state. We bought them a lawnmower and then a strimmer and they still wont tidy it up. Their house is checked every few months by the estate agent so there is a big tidy up before they come. They did have a boy in the house but he was lazy. All the dishes and glasses were in his bedroom until they had a go at him and he would take them down to be washed. But they must be looking after it ok as this is now their third year in it. Boys will happily stay in a tip. I think as long as it is hygenic, they empty their bins and cause no damage and you are desperate, give them a trial and get a lease drawn up.
