Boston lincs....really that bad?

hi all, i have been on my house search for over a year now!
we have a budget of £325k (possibly 350k for perfect property)
we want a house/bungalow with around 1 acre of land to continue my small holding.(more that 1 acre would be a dream) we don't have an area preference and are willing to relocate as my husband works from home.
we have 2 children (11 and 8) so schools must be good.
we cant find anything! every time we see something we like it sells or they are not willing to accept offers.
so i have seen a few houses in boston, lincolnshire that seem perfect but having had a look through a few previous forums on here i get the impression its not a great area, nothing to do and smells of cabbage!
can anyone give me either advice on boston or advice on other areas that are nice where we can get what we want on our budget.
(husband has said no to rural wales, scotland and yorkshire)

Yeah, OH used to work there. We decided not to move too close, really didn't like the place. I've never known anywhere so racist and small minded and we've lived in lots of places.
Lincoln however is really lovely, as are lots of villages on the Notts/Linc's border.

i know im getting to excited when i see a nice house! its weird i just see the dream and get sucked in but i know the area has to be decent.
its hard when your relocating but not sure on the area.

Transport links in Boston are dreadful which doesn't help.

They hardly have a train service.

We've moved to the Norfolk/Cambs border area, not far from Lincolnshire. We looked in the same area you are originally, but decided the compromises were too great.

Would something like this fit the bill:

ive seen that house but the house is a bit boring...it had no features and is very plain.

that being said maybe i shouldn't be so fussy.

this was my dream house (it was surrounded by a farm so i was hoping to rent/buy some land) unfortunately someone brought it before we got the chance.

I would look at Stamford and the Deepings. Both really lovely. 25 years ago Boston and Spalding were shit holes and I doubt they have improved.

I'd just second what all the PPs have said. My grandparents moved to Boston about 15 years ago. I've never been anywhere as depressing. Getting the train over from Uni to see them was like stepping back in time, it was one of those old.ones that used to be a bus or something! Awful. The whole place had a depressed air.

My father in law lives in just outside Lincoln. Transport links are better and the town actually has something about it.

The Upwell house may look better in person, although looking at your dream house it is quite different! The Walton house you showed also looks good.

I'm surprised how few houses with outside space are showing at the moment.

I'll try and help with the Norfolk houses. I think the Stalham one is overpriced for the area, I don't mind Stalham but it's small and not particularly thriving, it's not a place most people want to move to. The Spa Common one, if you can afford it absolutely yes. It's near North Walsham which is an okay Norfolk market town, not that far from the coast and amongst some lovely countryside. Downside is It's not a culturally diverse area, and public transport is poor, schools I'm out of date on, used to be okay but not outstanding.

I was brought up in Deeping. Bus routes into Peterborough were fine and enough for DCs to do. Fenland can be a bit desolate but I liked that Smile.

Um no. I would not recommend east anglia as a place to live. There is a reason the houses are cheap. What are you going to do to earn a living?

East Anglia is huge, and massive swathes of it are a long way from cheap. Essex, Hertfordshire, Bedfordshire and a big chunk of Cambridgeshire are all within commuting distance of London, and house prices reflect that.

I grew up near Peterborough. Have you considered the Lincolnshire wolds?

yes i really like the Lincolnshire wolds. but i cant find much with land for my budget.

I didn't mind it as a place but the racism and bigotry was AWFUL. I never came to terms with it and moved on.

the spa common is my husband favourite choice. the land is very nice

No to Boston. No to Skegness.

However, other areas of Lincolnshire are better - the Grantham and Stamford areas if you are wanting south Lincolnshire. Great schools if your children pass 11plus.
Or areas from mid Lincolnshire to Lincoln area also have Grammar Schools and land - so areas around villages such as Wragby or even towns such as Horncastle or up near Caistor. All near excellent Grammar schools and arable land.
