Putting house on market

So we've had our house valued and are hoping to put it on the market next week.

What do I need to think about before we instruct the estate agent?! I've been decluttering all weekend ready for photos, but is there anything else to consider?

Have you had more than one valuation? Some EAs (not all) try to get your business by overvaluing your house, which usually just means you'll need to reduce it and it will take longer to sell.

My whole experience was ruined by EA's overestimating how much my house could fetch. If you have time, look at the land registry for sold prices for houses in your street. I was told my house was worth £600 fully restored - I had to almost give it away in the end for less than half of that.

Getting all of your paperwork in order for instance planning permission, certificates etc for any work you have had done. Have boiler and central heating serviced

We've had 3 valuations and they've all been similar, really hope it sells! But will look on land registry also to check.

Good idea re paperwork for house etc will hunt around for that.

Have cleared shed out and loft is next on agenda... dreading that as not actually be up there for 10 years, just keep popping a box or two in from the hatch without looking Confused.
