Possible damp on chimney breast

Hi, hoping for some help from MN with an issue I’ve just spotted in our bedroom.

Just noticed some darker/look to be damp patches on one side of our chimney breast in our bedroom. We had a full re-roof in 2016 and have taken a look outside and can’t see any missing tiles.

Any thoughts on the cause? I guess likely to be the chimney itself? Is it an easy fix?

Have emailed the roofer so hopefully get it looked at properly but would be helpful to have some idea what might be going off.

TIA

in the bedroom? So nowhere near the ground?

Post some pics please

Also, go into the loft and photograph the chimney up there

is the chimney blocked up, or is it ventilated top and bottom, in both the upstairs and the downstairs fireplace, and at both the chimneypots?

Is there yellow or brown staining?

Hi @PigletJohn, thanks for the response.

Nothing at ground level just our bedroom near the ceiling and half way down the wall.

Will need to wait for DP to get home to take photos as I’m 39 weeks pregnant and can’t get in the loft.

Patches are a darker shade of paint colour, yellowish. I think they are fairly new patches.

I’m not actually sure if fireplace is blocked off but should be. Both chimneys should have been capped when we had the reroof done. There are no fireplaces in either downstairs or upstairs.

Have you got flashing strips either side of your chimney? Sometimes in very heavy rain the water creeps underneath. So sorry you have this happening, especially after paying out for a new roof.

Yes flashing strips around the chimney. Roofer came highly recommended after doing work for lots of people we know. Hoping we manage to get it sorted before we get more rain.

Your chimney stack might need pointed or if you are in a semi or terrace, it might be the pointing (the cement between the bricks) on your neighbour's side. Sometimes crows pick it out with their beaks.
If it's on your neighbour's side you need them to do it or their permission. It's not a big job but the scaffolding can be expensive.
If you've got binoculars (or a drone) have a good look.
Could also be moss build up around your flashing (the lead that joins the brick and slates)

I think there’s a strong possibility it could be the neighbours side, really hoping it’s not as I doubt they’ll want to do anything about it. NDN’s roof is in a bit of a state to be honest.

We do get a lot of birds of the roof so I guess it could be that also.

Thanks for your help.
