Preparing house for sale

We were planing to move in the next two years as we'd like to be in the secondary catchment about a mile down the road. Our budget would be £500k so the stamp duty holiday means we would save a lot if we moved before March.

We plan to spend the summer getting the house ready to go on the market in September time.

Please can you help me with my list of things to do. What am I missing? Was there anything you did that was really effective?

  • de-clutter (massive job with DC toys)
  • small maintenance jobs
  • deep cleaning including washing walls, mastick around shower etc.
  • bathrooms need a lick of paint
  • garden tidy (painted fences in lockdown Smile)
  • rug dr carpets
  • general presentation... new cushions, towels etc.

What's good about your area ?
Make a List to lure in your Prospective Buyer
Schools ? What's in your carchment .
Any Outstanding ones ?

Gyms
Transport (we're awaiting CrossRail if I don't fall off my perch before it arrives )
Crime Stats
Shops - have you got any covetable shops near by -Artisan Baker , Grocer , really nice pubs ( 4 Turkish Barbers in my neck of the woods , 2 Tattoo Parlours )

If you make a list of positive points to promote your house .

Have you got OSP ? Or parking permits ?

Look at your house with really fresh eyes . I sometimes look at Rightmove Streeet View at my road and think "Oh my house looks nice " (more likely "I must move those bins " )

Those are really good suggestions. Thank you. I think I tend to think of people who already know the area buying but it is an area people relocate to.
