Anyone know about timescales of HM land registry sold for prices

If a house is sold for less than its true value to a family member, will it still appear on the HM land registry "actual sold prices"?

They sold it to their daughter to avoid capital gains tax and said they had to complete before the end of the last tax year. But it's not on the HM land registry. Will it appear if it was sold to their daughter rather than an outside buyer?

The value in the transfer document will be noted on the register. There is currently a massive backlog at the Land Registry, so it might take a while to show up even if the transfer completed.

I have waited months before for clients’ transfers to be registered, and that was before Covid.

A house nearby was sold for half its value (£100k when it should have been £200k) as it was inherited by two brothers and one bought the other out. The price appear on the sold prices listings as the half value

It used to get updated on about the second day of each month I think.

from my searches it seems to take up to 3 months normally -as pp says post covid who knows

Not all sales appear for some reason. I bought a house at auction about five years ago and that never appears in a search, even though it was registered properly.
But if it does appear it will be at whatever price they actually sold it for, as that is what the taxes (like stamp duty) are based on (and the solicitor will have registered it as such).

It won't show the price if it's been signed over from a family member, land registry will give an average price.

If they sold the property to a company, then the listing will not appear, but I think you can pay and get the information

If it was sold at auction, was heavily discounted due to the buy your council house scheme etc then it will not appear on the public listings.

You can pay £3 and get the title deeds which will show the price on there

If it’s actually been sold, rather than given away, then it should sure show up as usual, with the price, within 2-3 months.

A flat I once offered for was soon sold for way below my offer. For context I’d offered around £220k, very slightly below asking, LR sold price was around £180k, so a big difference.

It had been owned as a rental by someone at the E. agency, so I swear it was sold to a son/daughter/mate cheaply, to avoid a big CGT bill. Maybe there were brown envelopes involved.

When I made my offer I was told, yes, OK, as long as you can exchange contracts within 24 hours!

Well of course I couldn’t, it was ridiculous.
They had evidently only been going through the motions of having it on the open market.
However it did show up on the LR/Nethouseprices within 2/3 months as usual, which was when I realised what the dodgy EA had been up to.
