Has anyone any idea of what to expect or estate agents fees? We have selling assessments tomorrow , but I can't find any idea of what any of them may charge and cannot find any idea at all on the internet .. it seems a big secret !!.

When we were selling our house in Essex, all of the agents we enquired with (approx 6) had fees of between 1.25-1.75%

Although we did also get leaflets through the door from less established agents which had offers of 1%.

They can vary massively, but can usually be negotiated down from what they quote. We were quoted 1.25% all the way up to 2% + VAT. We negotiated one down to 0.8% + VAT, but actually didn’t go with them in the end. Also in Hertfordshire.

We just sold and it was 1% of sale price + vat. We got in just before their price rise to 1.2% + vat, which brought them to the same as all the other estate agents on our area (Oxfordshire).
Not sure if corona will have caused price rises. But I don’t think the market has slowed yet so I doubt it. Good luck!

I had 3 valuations and they charged 1%, 0.75% and a fixed fee equivalent to 0.5%
I chose based on who I got the best vibe from and had consistently good pics on Rightmove ads.
Am in the southwest.

Don’t go just for price. I would say anywhere between 1% plus vat and 1.5% plus vat depending on your property is reasonable but a good agent will more than repay half a percent. Just check their contract, how long you are tied in for, who will do viewings, sales progression, look at the houses they have sold, look for reviews if there are any neighbours that have recently sold, and so on. To be honest I’m not sure about why prices would be increasing, and the impending price rise seems like a sales pitch...

@Laska2Meryls We sold last summer, so not too long ago. The % rates were about the same in 2013 when we were selling our first place though to be honest.

We went with a specialist agency ‘The Modern House’ they are slightly more expensive (1.75%) but do amazing photos and bring in very targeted potential buyers, very good if you are trying to draw in London buyers who want to move out for a bigger house to places like Hertfordshire. They sell some amazing houses.

As someone earlier said, don't just go on price.

Go very low, and having a sale fall through can cost a lot more in the long run.

We went cheap at first, got really poor offers and really poor service, bit the bullet, went to much more expensive agent, paid way more in estate agents fees but made ourselves way more money in the long run as had much higher procedable offers.

Set price of £2500 including VAT and solicitor and their costs.
Solicitor gets £700 of this.
Think that is @ 1%
Most add VAT on top

They all vary, shop around, have several valuations and ask for recommendations. Then negotiate. You don't have to accept what they offer you can haggle for the best value you can get.

In my area it was generally 1% of the final selling price but then competition led almost all estate agents to reduce it further. You can also haggle the price lower or ask them for a fixed deal if they offer it. As they are just starting back after lockdown they may have some discounts available. Don't forget to check how much their outlays are (photography, advertising, for sale board etc) and where they advertise. Also good photos are key and what a virtual tour costs given the pandemic. Check out their websites to get a feel for their ads and ask what sort of mailing list system they have. Definitely shop around. This is my industry by the way.
