Opinion on under offer house

Earlier this year we put an offer on a house and it was rejected we weren’t sure if we should go up more so sat tight. Lockdown happened! Fairly swiftly after lockdown the house went under offer and the agent said a cash buyer came in asking price etc buyers want it off market. Ok so we were obviously very upset but our naivety in not offering more at the time. However we went passed the house on the weekend and the house still has a for sale board. I know it could be a case of they haven’t got around to it. But the house went under offer over a month ago and EA was clear that the new buyer wanted it off the market. So why would the board still be up for sale. I know I am holding onto the hope that it comes back to the market but am I clutching at straws ?!?

Probably with lockdown they just haven't got round to picking the board up.

@Oopsiedaisyy the estate agents are being very quiet with us. I did ask initially but he was like yep all under offer cash buyer and shut the door on me. Even if it did come back to market don’t think that they would tell me.

There's a house on my street that I know for a fact is sold subject to contract and has been since March but the For Sale sign is still up.

Hmmm. It's probably just left there. We purchased our house through tepilo and the for sale sign was up for a year after we moved in. It was at the back of the house due to it being a cul de sac and I kept thinking "I need to do something about that" when I saw it every few months.

Could you pretend to be someone new and ask?

Could they just be keeping the sign up so interested parties get in touch - they say House X is under offer but what about House Y nearby?

Did you keep comms open with the estate agent pre-lockdown? Was your offer v low? Maybe the agent thinks you're not a serious buyer / you're not genuinely interested.

@Africa2go our offer was low but we did go up. Just not enough. Thought the EA were being off but seems like none of the EA are falling over themselves to get Us viewing properties.

@SepticTankYank I know I am clutching at straws. But been on my mind since we drove past. I want to get a friend to ring and enquire but know the answer as the website shows it is under offer.

Have you looked on the EA website to see if it's showing SSTC? I recently sold my house and I can honestly say by the end of it I could barely stand speaking to the EA because you never got an honest answer from them, they ignored clear instructions I gave them re accepting an offer from a potential buyer and did everything to suit themselves.

Are you being realistic about your budget and expectations? EA usually fall over themselves to show houses to prospective buyers, and it’s usually budget / expectation related when they don’t.

We put an offer in on a house on Monday and it was accepted in the afternoon. Went a drive past it today and the sign was already gone so no time wasted there at all. If they want it gone, the seller or EA would make it happen. Definitely try get more info if you can, it might be because everyone is being a bit slow or it could be that all is not as rosy at it seems.

@GrumpyHoonMain our initial offer was low but we did up it. They just wanted to hold out for more which I am assuming they got. We have been looking in a few areas so dealing with lots of EA and honestly speaking hardly get anything from them. We are chain free have a healthy budget and know we are fussy but apart from a couple of them we hear nothing all new property is find via righhtmove.

It’s under offer - they have told you. You put in a low offer, if you’d wanted it that much you wouldn’t have done that. Sorry Bute you need to move on.

Also if you put in a low offer at first you do risk getting the seller’s back up unfortunately. If someone put in a low offer for Mei would be thinking they were unrealistic, very cheeky and possibly a pain/ stingey in other ways. I would imagine you paying for the cheapest “online” legal work possible that takes forever and holds us up, possibly you’d even have unreasonable expectations of what will be left etc I would just be saying a flat no to you unless I had absolutely no other options ( which clearly isn’t the case).

@Raella50. Definitely agree have to move on. Just checked and now sold rather than under offer. And yes in hindsight probably should have gone up more but will live and learn.
