Just that really- location is 20-30 minutes outside of Stoke-On-Trent. The house is on a less desirable estate within the town. A house similar to this one has recently sold for £125,000 however that was on a quite road in a cul-de-sac not on the main road like this one.
I’m new to house buying but I would like to eventually buy somewhere bigger. Do you think this house is at ceiling price?

It's listed at quite a bit more than the 'Properties sold nearby' on the listing. It's nicely decorated but I don't think that's worth 20k more than nearby houses, which seem to have a similar layout. I'm not an expert but I'd say it's worth more like 105k

How does it compare to the properties in the same street? I notice they are not all the same style. Past sales figures here

they paid 90k 3 years ago.
they havnt changed a whole lot.

You're paying for them having painted it up a bit. The houses in the area go for less, and it seems they paid 90k for it 3 years ago!

Not a fan of Stoke, don't really know the area but you say it's not 'as desirable'. You'd be better (as the old adage goes) 'buying the worst house on the best street', painting and smartening it up yourself and making 30k!

They’ve only painted it and done the back garden up. I wouldn’t pay £30k (increase price) for that. They’ve got an eye for style but it’s not worth that much of increase in my opinion. It is a nice house though although very narrow.

About 100k max if it was a house I wanted, however I'd never buy a house where you go straight off the road into the lounge.

I feel quite Disheartened by the house buying process, I’ve viewed quite a few but I couldn’t imagine myself living in any of them.
I like the look of this house as I could just move in but I would ideally like it in a different area of the town.
I know £120,000-£125,000 isn’t a huge budget but naively I thought I would have more to choose from.
House wise ideally I would like 2 rooms downstairs (living room and dining room) and 2 bedrooms with a garden.
I know I would get more house for the money closer to Stoke but I don’t really want to be moving any closer to Stoke.

I like the look of this house as I could just move in but I would ideally like it in a different area of the town - Location, location, location. Don't be seduced by a few tins of emulsion paint if it's not in the area you want to live in. All their stuff will be going with them. You'll be left with a bare house, which may or may not be well decorated (furnishings cover up a multitude of sins on that front), in an area you're not keen on.

Keep looking until you find somewhere in the location you actually want to live in.

if you wait a little while i'm pretty sure we will see dip in a lot of house prices.
(im also looking at the minute, im hopeful that house prices will fall a little.)

also check on the market. ive seen alot of houses on there that are not listed on rightmove. worth giving facebook a try aswel.

I can see why you like it, OP, my taste too!
the floor plan though Grin.
I'd say try an offer of around a 100-105K as the will NEVER get 120 or close after paying 90k 3yrs ago and going by averages.
I'm in the same situation - love the decor of a house, a very similar but bigger terrace - but it's way over the average on the street. Just keep wondering how low can I offer without offending vendors - while I'm waiting to view.
I don't agree that it a good idea to buy the worst/sallest house in better area, if the areaas are not much apart. It's depressing moving into a charmless gouse and then having to do all the work - especially if you are not that creative.
