It looks like we may have to exchange and complete on the same day - im terrified im going to be stranded in a van with my bed on board, dogs etc in my car and no where to sleep all weekend if it doesn't happen :/

Ive suggested to the agent we do this on a wednesday rather than a friday, so we've a bit of contingency...

But am i panicking over nothing?

Particularly as that must mean they've sold no houses in the past 4/5 months

All of our April completions went ahead as normal, as these were sales that had exchanged in Feb/Mar. No new sales were agreed in April or May as we were not able to do property viewings.

Since the beginning of June we've agreed sales on property to the value of around £13m. All going just fine thank you Wink

@youhave4substitutes it is very normal to pencil in a removals firm and then only confirm once exchange has happened so you don't lose your deposit. Quite clearly I wasn't suggesting anyone would ring round removals firms on the morning that were completing. You said there was very little to do, not very little for solicitors to do.

You are not coming from this from the same perspective of the OP or anyone else on the thread. Clearly if we were all talking about buying BTLs, renovation projects or 2nd homes it would not matter if it all fell apart on completion day. It is not a common thing for people who are moving out of one house and into another in one day to exchange and complete on the same day.

@Mildura no of course it's not a common experience for all. But I imagined it was for someone in the business. I have never not known which day I will exchange and complete on. Don't know how many times I can say that it's not a surprise moment.

I've just texted one of the estate agents I often deal with to ask if I'm a rarity in exchanging and completing often on the same day.

He replied no, they've done lots more this year obviously but that he does several same day every year.

I said it wasn't something that is presented to the solicitors as a surprise. Because I was talking about what is to be done with solicitors.

It is common for me. On my last two personal home moves. It's really not that big a deal. OP will be fine.

I'd never be happy exchanging in February and not completing until April! Much more risky than a same day transaction.
