Seen a 3 year old New build for sale and it's only 5k less than a brand new home ( they're still building some of them). From the photos of the 3 year old one it doesn't look anything exciting ( will need new carpets but as far as I can see nothing else ) it will still have 7 years NHBC guarantee too. Would you wait for the new build to be ready ( considering haggling if we do) or get the 3 year old one + snagg

( continued) snagging already done and if so what would you offer ? The new ones won't be finished until February next year so would have to rent as we've sold ours - appreciate any advice thanks

I would not buy a new house. They are often smaller room sizes and gardens and no character. But each to their own. If you like new build you may as well have the brand new one.

In that situation I'd go for the 3yr old house. Snag list will be done, flooring dealt with (even if you want to eventually replace the carpet), window coverings done. Presumably the garden done up more than a straight new build. That stuff does all add up.

###Update### Not buying any new builds even if a few years old. There are covenants and maintenance charges galore
