Buying a new build you can only see on plans

Hi

Never posted in this section before! Been in our current house 14 years and we were moving from rented so we were the end of the chain. This time we're the other end!

We've found a house we love on paper but I am really struggling to visualise if the kitchen/diner is going to be big enough. There's no show homes ready so we've just been able to look through the windows of one which is sold and just having kitchen fitted and also the empty shell of the one we are potentially going to buy. The one we've seen has quite a dark grey kitchen whereas the one in ours would be gloss white (not my choice) so obviously the lighting would be different too.

Any tips from anyone who has done this before?! It's a lot of money to spend based on a drawing on a piece of paper!

Is it a national builder? They may have a show home elsewhere. We have just bought off plan, it helps they have a 360 walk around digital thing, the show home is 55 miles away but we still haven't gone yet. We know what we want and it's twice the square footage of our current house, what we see on plans is enough really, not sure what seeing in person would change (for us). We couldn't pick our kitchen as it was passed that stage but have seen a virtual reality visual and happy with the choices.

Sorry not much help there, but if it's a national builder I research the name of the plot and have found loads of you tube videos, similar houses for sale etc.

One thing I determined to remember from threads in this topic is to find out position of manholes in a new build garden. The OP was surprised to find several manholes in her garden for access to water and sewage for the development. These had not appeared on the plans

Why isn't there a show home though op? We bought off plan but had seen a show home.
We bought off plan and couldn't see an actual house because it was the first development of this type. We haven't regretted buying it, location was the most important factor.
