do old houses have those "Ts" showing who is responsible for walls, etc?

Hi there mumsnet,

I have various issues with borders at the moment. People often say on border threads "look at your deeds they will say who owns the wall/is responsible for the wall". And i undertand sometimes there are little T signs (it would be useful to see an example if anyone is feeling kind as I've never seen them).

My question is - if a row of houses is from Victorian times, will there be these "Ts"? I ask because there is nothing at the land registry showing "t"s on any of the filed title documents for any of my or my neighbours' houses. Unusually, we bought the freehold of our property through a form of compulsory purchase from an unwilling and aggressive former landlord (enfranchisement if anyone is interested). He has refused to hand over any copies of title documents that are in his hands. I don't want to fight yet another battle with him if there is nothing to gain.... but if he does hold detailed drawings showing borders that would be great and maybe worth trying harder to get.

In the alternative I see there is a process for firming up on where a boundary is advertised at the land registry. That might be useful.

They won't be on the title plan itself but may be on plans to old conveyances.

Not in my experience. You could get copies of your neighbours' and see if they have them?

The old deeds are now often destroyed. We collected ours from the sellers solicitor when they offered them on. The measurements of a previous boundary dispute are included along with next doors deeds as they were once owned by one person in the 1700s. None of this is on land registry records

Any older residents in your street may have an old copy and it would be worth asking them.

We have documents going back near 300 years. There is absolutely nothing in them to indicate who is responsible for what boundary.

We downloaded the title from the land registry for the house we are buying, there are no Ts on the plan, and the title refers to the Ts but then says “Ts are on the northern and eastern boundaries”. 1930s house.
