Online estate agents - do not want a ‘for sale’ board

Does anyone know which, if any, online agents give you the option to not have a board? We are happy to pay to have any requirement waived. Housesimple do not allow you to do this.

Yes PurpleBricks don’t make you have one (but it’s no extra cost if you do want one).

@hauntedvagina we have a very saleable house and so the cost of a bricks and mortar agent doesn’t justify the effort we think will be required. Happy to do the work ourselves with DM on hand for advice (former EA herself).

Why do you ask?

As I said, pure nosyness! I recently sold and purchased very saleable houses (both went for over asking within a week or two). I personally found the input from my EA invaluable and was happy to pay for this.

Hopefully your DM can help you in some of the areas I needed support.

I had this situation a few years ago. Went with Emoov and sold to seal bids after 7 days. Selling your house is only the beginning of the process. My buyers were not vetted well enough and pulled out after 4 months as they couldn't get the mortgage after all. I then went with a local agent who were superb. I've just sold with them again, sealed bid situation. Online agents are great if you've got motivated buyers and sellers and the process isn't complicated otherwise it's very naive to think they offer the same level of service.

I agree, EA really earn their fee by progressing the sale to completion. The house we are buying have used an online agent and a remote conveyancing firm, and that has been frustrating.

When I was looking at the housing market, I personally discounted houses that were for sale with Purple Bricks. Not everyone is in the position of OP with an EA for a relative, the thought of negotiating direct with a seller (who would likely struggle to take the emotion out of things) was very off putting.

@hauntedvagina You don’t negotiate direct with the seller with PB. Their estate agent does all negotiations just like a regular EA.

We used a normal EA but specified no board and nothing online - we sold on the first viewing. We were in a school sought after area so our EA had a waiting list to call people from to view. You can specify no board OP.

First time I've heard of an agent insisting on client having a board.
PB worked very well for us last time lots of viewers plus no problem negotiating with buyer, we got on well. So went with PB again.....however.....
Completely different market so had to switch to ordinary agent. Looks good so far but proof of the pudding etc. What I didn't realise is that there's a kind of snobbishness in this sort of rural area about PB, they mainly do town fringes/estates/lower end. Also that some (a few?) people don't like vendor doing viewings and the perception that because you've gone cheapo you won't consider offers below asking. Rubbish actually, how do they know until they've had any dealings with you?
Anyway, live and learn. Hopefully on the right track now.

You should have a board - why not take every opportunity to attract a buyer? There may be some people locally who have had their eye on your house Or road and seeing the board go up will let them know. Dont think that your neighbours wont see the property on rightmove and know it is on the market! It also makes it easier for viewers to find the house.

House next to us has no sign, on with purple bricks. I just found it by pure nosiness online one day. Not sure about snobbiness, it's a million pound house.
