Ditch the bath?

Small, one bed house. The bathroom door currently hits the bath so it can't open properly, there's no space to reverse the door to.open into the landing. I could, leave it, relocate but with a much smaller 1400mm bath with shower over or a corner bath with shower. I'm not keen on either option & think a large shower would be so much better. However, I'll probably have to sell in the next yr/two, us the lack of a bath likely to significantly reduce potential buyers or would a good shower woo them ?

If you were staying I’d say do it, but if you’re going to sell I’d try and keep a bath somehow. Even through I rarely have a bath I still like the option.

DXBMermaid · 27/06/2020 09:59

Leave it out! I would much rather have a more generous shower then a bath.

Redhair23 · 27/06/2020 10:01

Could you install one of the Japanese style baths that are deep but short? With shower over the top?
It would put me off buying a house if there was no bath but I know lots of people are ambivalent about them.

Meandyouandyouandme · 27/06/2020 10:02

If it’s a one bed house I’d just have a shower. We’ve just got showers here and we’re in a 3 bed house. I’m not worried about resale value as the buyers can always reinstate if they want, it wouldn’t be a big job.

CarlaH · 27/06/2020 10:07

Normally I would never say get rid of a bath but in your circumstances with only one bedroom I would go for the large shower.

DressingGown87 · 27/06/2020 10:37

I would agree and just go for a nice shower. If it was a two bed / potential for a purchaser to live there with a child I would have said keep the bath, but with one bed - nice shower!

Herbie0987 · 27/06/2020 10:40

My sister had the same issues, had a sliding door which solved the problem.

senua · 27/06/2020 10:44

If it's a one-bed, why do you need the door - there's no need for privacy!

However, if you must have something can you do a folding, sliding or pocket door.

Gingernaut · 27/06/2020 10:46

You can buy small, chair shaped baths, or buy an L shaped bath specifically for showers.

If the door is hitting the bath, then an L shaped, shower bath might be an idea.

Honeyroar · 27/06/2020 10:52

Yes I had a sliding door on my first flat, which helped a lot.

WombatChocolate · 27/06/2020 11:10

Many 1 bed properties just have a shower and not a bath. It would be fine.

ChocoTrio · 27/06/2020 11:26

@Timesdone

Hmm... I have done a bit of research into this and the consensus tends to be (as summed up well here):

"Bath or Shower? Will it Affect my Property Value? Whilst replacing your bath with a shower might not decrease the valuation of your property; it may result in it taking longer to sell, which could mean that you will receive a lower offer. When it comes down to it, the bath still has a cherished place in British bathrooms - it seems we’re still in love with the bathtub after all!"

@Meandyouandyouandme - it's great if it works for you now as it is. However, not having a bath may impact your ability to sell in that it may take a bit longer (see above).

If I was looking at a 3 bedroom house that didn't have a bath and would require me to install one, then it would be a bit off-putting: it's an extra cost, faff and requires some planning. There would most likely be other 3 bedroom homes already with a bath and shower in the area too. In terms of selling - a lack of bathtub may not put you in the best competitive position. However, if it works as it is then that's great - and I suspect there will be some families that won't be too bothered by a lack of bath either.

In the end it's personal preference. If you're selling, then having a bath does add a string to your bow.

sbplanet · 27/06/2020 12:16

We're swapping bath for shower in a small rectangular bathroom in a 3 bed semi. Now if we were in an area where it was obviously mainly sale to families I'd hesitate. But it's not and with the value of our property it's more likely to be 'down-sizers' or 'young/old professionals'. Not sure what the terminology is nowadays!
So if you were to market your property for sale and it was to buyers without children I wonder whether a swanky posh shower might be more attractive than a mean bath?
If the property is attractive enough for only a shower just to be a small impediment then make the best of the bathroom size with a shower. :)

NotMeNoNo · 27/06/2020 12:25

Was the house designed like that? Can you rearrange with any space saving pieces?
Normally I'd say a bath is important but in a one bed house people might not expect it.

Timesdone · 27/06/2020 17:06

The bathroom is 1400mm wide. The bath is 680, the door 800, so it's really tight. I bought the house but there wasn't much choice at the time & it had benefits over a flat eg private garden, driveway parking & freehold. The cheapest option would be to live with it but it annoys me every time I open the door. It's only good for a couple at most, definitely no space for a child. If I take the bath out there will be space for some more storage and I think it will positively roomy, at the moment it's cramped & miserable. So thanks to all but I think I'm going to take it out & hope for the best

I wouldn’t look at a house without a bath. We’ve even turned down holiday cottages without them.

Aroundtheworldin80moves · 27/06/2020 17:15

Personally, I think a decent shower is better than a cramped bath. I would be be put off a house where you can't open a door properly into a room.

Timesdone · 28/06/2020 14:10

Hmm, I had a look online and have found this today which looks ideal if I can get it in the space. It looks a close fit in the picture, the bath is 1400mm, the same as the bathroom. Does anyone know if I'll need extra space, it doesn't look like it from the picture.

In a 1 bedroom house I wouldn't hesitate to remove the bath.

In a 3 bedroom house you need a bath (even if it's a small one).

I would much prefer a large walk-in shower to a cramped bath with a shower over it.

evod · 28/06/2020 14:21

I think for a one bed flat a large shower would work well and be good for selling.

Susanna85 · 28/06/2020 14:37

In a 1 bed a nice big shower would be lovely. 2 bed plus needs a bath

Northernsoullover · 28/06/2020 14:41

I wouldn't want no bath regardless of the number of bedrooms.

Marcipex · 28/06/2020 14:53

I wouldn’t buy a place with no bath.
