How much have you offered below asking price and been successful?

Just that really. I know it is usual to offer 5-10% below asking price, but have you offered even lower and if so why? Do you give a reason when offering or just say the numbers?

The furthest away from asking price I've paid was 19% under. The closest to asking price I've paid was 1% under...

I'm always amazed and how much they get knocked off on location, location, location. We have offered 10% lower and 7% lower on houses and both times laughed out the door with no attempt of negotiation, I have to admit we offered what we could afford BUT both houses had been on the market over a year! The latter has been for over 2 years! It's now own by a management company, but I'm amazed they'd rather keep it on the market for over 2 years than accept a 7% reduction. But there we go. To be fair the first house did eventually get the asking price after over a year, latter is still on the market. Such a shame a beautiful house is standing there empty.

1st house bought in 2006 at 95%. 2nd house bought in 2014 at 97%.

I think it depends on your position tbh.

Mine was very good. I knew there were a number of houses in my price range, so I made an offer based on what the house was worth to me, which was £25k under their OIEO price. Accepted the offer with a small negotiation. If they had rejected it then I would have just found another home.

If I was in a different position, chain, fast moving marker etc then I would have thought twice about whether to offer so low.

Just offered 90%, settled on 93%. Always worth negotiating.

£35,000 for the house I just bought, I had a survey and it's absolutely sound. The owner was a smoker and the artex and decor are hideous but it's a quick fix, plasterer is coming next week.
I wasn't a CF though I went round to the seller and discussed the whole thing and he got a similar amount off the house he was buying which was a probate sale.
We were both quids in and managed to pay off most of our mortgages as a result.
We have remained good friends. Luckily it was a chain of two him and me so it was great all round.
