Has anyone moved for the house rather than location?

Since lockdown it has become apparent that DH is going to be working from home on a permanent basis.
We live in SE London (zone 3) and have a 3 bed house with a small garden - we are a family of 4.
It is a bit cramped with DH working from home - his desk is in the living room but we have an open plan kitchen/dining/ living room so it hasn't been too much of a problem but it would be great if he could have his own office.
We cannot extend into the loft as there isn't sufficient height clearance and the garden is too small for an office out there.
The house is worth about £900k and we are well aware that we could get something fabulous for that money outside of London- our budget is up to £1.25 million, looking in our local area for a house on that budget is depressing - houses seem to jump from our price point up to £1.5 million for a 4 bed semi.
I would still like to be able to get to London within 1-1.5hrs to see friends and family (I am born and bred here, moving out is a little scary!) and DH will probably have to go into his office (in Mayfair) every couple of weeks for the day.
We also need to consider schools for the primary age DC - they currently go to a fee paying school and I am happy to continue with private education but would also consider a decent small state school.
I work too but I can wfh/ work pretty much anywhere so that isn't a huge consideration.
We have family in SE London and Essex but tbh I don't think we should tie ourselves to them.
Our wish list: at least 4 beds, decent garden, close to amenities (I am used to being able to get bread and milk at any time of day or night Grin) and things for the kids to do. So a town or large village with a train link to London.
At the moment I think we should just find our dream house and think about the location afterwards - I would really like something modern as we have been living in a Victorian terrace and I am over the "quirks".
Any suggestions of location or any fabulous homes to share?

You'd get a nice house for that in one of the villages near Peterborough- Elton, Castor or Helpston. All are pretty and around 20 minutes drive to Peterborough, which has fast trains to London in 45-50 minutes.

Friends are happy with their DC in Primary school in all 3. I don't think the secondary schools are as good but Peterborough and Stamford both have private schools.

Would you look at Kent? Grammar system so you might not need private. Accessible to SE London and Essex.

you could get this house in Wansford just outside Peterborough, gorgeous village and I think a lovely house! (better than anything I could ever dream of buying!)

Yes we had similar requirements. 1.5 hours from London by train is an ENORMOUS area. We bought a fabulous house with access to London you definitely will be able to do the same.

Wherever you move will not be London and will not have the amenities of London but can still be great in different ways.

Someone mentioned Stamford up thread which is nice, a bit of a provincial Guildford definitely worth a look.

Maybe look at St Albans, Harpenden, Berkhamsted, Tring or Hitchin? I’m not great on where that would stack up in terms of the bits of London you need, but plenty of people commute in from these areas.
I’d also suggest thinking carefully regarding work commute. Is your husbands job long term and definitely likely to never go back in regularly? You don’t want to end up lumbered with a really long commute. 1.5 hours is 3 extra hours a day, which is probably ok once in a while, but might get draining daily?

Thanks all - I like the idea of Hampshire as I like going to Devon/ Cornwall on holiday and that takes 2hrs + off the journey.

Herts is a possibility, nearer the Essex family but nice countryside there. I actually have friends in Berkhamsted, I shall ask them for opinions.

Re job - yes, it is a risk but DH's employer have put their office up for sale and so I think commuting there will no longer happen - they could decide to relocate anywhere! If they did we would cross that bridge when we come to it.

Have you thought about Oxfordshire? We live in a pretty village just outside of Oxford. We’re ten minutes from Didcot station-only 35 minutes on the train into London. You’d get a lot for your money!

Sounds sensible. We're looking to move, but not tying ourselves to a particular area (as long as it's a sensible commute to work). Have an idea in mind the type of house we want and somewhere rural with land like an old farmhouse (no neighbours basically)! So location is important, but don't have a specific location in mind.

Sorry I can't help with location suggestions, but I hope you find what you're looking for.

If getting down to Devon/Cornwall is on the agenda, then Winchester? Lovely small city, no need for private school, as the state provision is very good, and you can get from Winchester to Cornwall in 3-3.5 hours on the A303, depending how much it is snarled up at Amesbury.

Ds used to go to Peter Symonds in Winchester, and we were back in Cornwall between jobs in Brussels. Used to take me 3-3.5 hours door to door, with a stop for a pee and a tea. When we used to visit mil (also in Hants), that used to be the same sort of time, even allowing for a fandango at Junction 9 on the M27.
