Getting house re-rendered

We live in a three bedroom 30s semi detached, currently covered in grey render which used to be pebble dash but most of the pebbles have fallen off Grin. It's cracking in a few places and when we bought the house six years ago the guy who did the survey said we should plan to get it rendered in the next ten years.

Really need to start thinking about this and getting the money saved, so wondering if people could share how much this has cost them, and also what the process was?

I presume they'd have to chip the old render off, then redo it - what do they do about pipes and wires etc? Do they arrange taking them all off and putting them back?

Is there anything I need to consider in respect of our neighbours (apart from letting them know which we would do anyway)?

How long does it take? Is it very noisy?

Appreciate cost will vary a lot by region (we are in the north west) but at the moment I don't know whether I need to save £5k or £20k and google isn't helping! Don't want to call people out for quotes during lockdown etc when it's still going to be a bit down the line before we can afford it.

Thanks for anyone's experiences!

if your house has solid walls or a cavity that can't be filled, do consider doing external wall insulation. We had the top half of our house which had old pebbledash - the lower half was stone faced - done and they just placed the insulation over the pebbledash and then did all the render layers onto. looks very tidy and house is much warmer. bit more difficult as you are semi-detached but certainly worth considering. worked out about £110 per sq meter including scaffolding (expensive). meterage include the size of the windows as working around windows and doors is quite tricky.

@wufti Ooo thanks for that tip! Hadnt even considered insulation. My husband is obsessed with insulation so he'll be very excited about an extra way to work some in Grin

I think a modern through coloured render like parex or krend works out about £60 per m2 without the insulation

SlipperyLizard · 23/06/2020 21:23

We’ve had ours rendered recently, although it was brick before so I don’t know what they’d need to do if it was already rendered. I think our quotes were roughly £40 per square metre, and the house (a detached bungalow with loft conversion, so one storey fully rendered then just the gable ends upstairs) is £8k.

SlipperyLizard · 23/06/2020 21:24

Should say, we’re North West and didn’t have extra insulation added.

@SlipperyLizard and @nomdeguerrrr thanks, gives me a better idea of price range we could be looking at. How long did it take?

We have just finished an extension of a 3 bed 1930s semi - had back & side rendered with Krend & cost £3200 plus VAT

Ladyface · 23/06/2020 21:43

I have a 1930s semi too and I’ve been quoted £7k for sand and cement plus painting and scaffold or £9k fir k-rend. This is in London.

nomdeguerrrr · 23/06/2020 21:51

Krend etc is worth additional money if possible. Superior product. Having to paint render is an ongoing expense and a massive pita

plus3 · 23/06/2020 22:19

Sorry - that was the additional quote for Krend...the render that needs painting was already part of our extension quote

Lazydaisydaydream · 23/06/2020 22:43

@nomdeguerrrr yes it's taken me six years to get around to thinking and planning about this so I definitely think I need a low maintenance option that won't require repainting Blush

We’ve had it done in stages, so at the moment just the two ends of the house. Took less than a week, probably 3 days? Sorry, awful memory! We’re replacing downstairs windows then will get the rest done.

@Lazydaisydaydream could I ask how you got on with your re rendering? Did you get it done or are you still thinking? Sounds like I have a similar house to you. 1930’s semi with old grey render. I’m finding it hard to get quotes, several companies never got back to me. The two that did, one quoted £8k but said I would need to sort scaffolding which I’m imagining an extra 2k. The other company quoted 14.5k inc scaffolding but not including removing cables on our existing render...that would be an extra £500 so they recommended we got that sorted ourselves.
I have no idea what I should be paying, articles on line don’t help by suggesting a 3 bed semi should cost around 5k. My quotes are way above that. I do need to get more. I’m hugely kicking my self though for not getting it sorted months ago as now we have had more cables fitted for a new heating system which we will need to pay to have removed for rendering.
I hate house stuff like this 😩 I did decide that I would just patch the render myself but I can see now that that’s going to be fairly futile as all the render is pretty shot.
