Rot in the attic?

So the house we bought this year is the gift that keeps giving, has loads of Easter eggs that keep sucking my money and joy away. I have found that in one of the joist on the roof (the one supporting the rafters over the brick wall) is crumbling and feels very brittle. Possibly due to a leak that had been there god knows for how long. This is in 3 different segments. What do I do? Who do I call? Is it likely to be very expensive? I googled for rot treatments in my city but many of the companies who do it are these “damp specialists” who inject the walls so I don’t know if they are trustworthy...

Bumping for you. I would phone a few companies and see what they offer. I presume that damp and rot go together.

You need to find out whether it is wet rot or dry rot too. Good luck.

Thank you, I wasn’t aware of this issue. Homebuyers report didn’t mention anything at all (we are very unhappy with our surveyor by the way, it’s not the only thing he missed).

Roofer said it doesn’t look like rot and it should be ok now that the roof is ventilated properly and there are no leaks. He also said to be careful as many of these companies that do damp And rot reports try to sell you something (and I read Pigletjohn saying something similar in Mumsnet so I’m hoping to find out who is the best professional/tradesman to talk to).

Has the builder seen it? I'd be inclined to follow his advice - get him back to have another look if you are unsure.

No, I don’t know any builder, the roofer is the only one who has seen it but I have a distant relative who is a joiner I might ask him to have a look...

My mistake - if a roofer, not a builder, has said it's okay then I'd be happy with that. You can always get a second opinion if you want.
