Any ideas how to add a bathroom upstairs in this house?

Hi all,

I know you love a challenge and I've seen some great ideas on here. But I'm stuck in how to add a bathroom upstairs and retain 3 bedrooms-even by extending.

Large back garden. Shallow front garden (car depth) and I think it would be impossible to extend to front? I've lived in the house for a couple of years and renovated the old bathroom and knocked through the loo. Kitchen it new but unfinished.

The main bug bear is the downstairs bathroom right by the front door. It's the only thing the DC and I dislike about the house. It's on the snug side but it's only the three of us and the location and plot are amazing. I'd love to extend. But struggling to see how the layout would work. I also would struggle to afford anything flash-something to aim for.

Turn the cupboard and the built in wardrobe at the top of the stairs into a shower room. You'll be surprised at how little space you need for a shower, sink and loo.

Could you get rid of the cupboard on the landing and the cupboard for the bedroom next to it, close up the cupboard access from that bedroom, and put up a new wall that stops just by the landing window? Hard to explain, but like where I’ve drawn on this picture. It would probably be small but you could get a toilet and shower in there I imagine...

Any ideas how to add a bathroom upstairs in this house?

Change the cupboards into a WC only? Without moving walls around or turning the stairs don't think you'd get a full bathroom up there but at least you would have a loo?

I hadn't considered that! Main issue I can see is that plumbing is opposite side of house. I have not long had a new boiler fired in the airing cupboard. It's only 40cm depth (had to squeeze a kallax in there).

I do have plumbing for a toilet to out by the chimney breast in the main bedroom. Even have the loo. It would make a massive difference but I really would like a shower upstairs too if possible. I hate walking back to the bedroom after a shower!

Not even if I extended? It's the layout with an extension on the back, I can't work out.

Do a loft conversion and turn the smaller bedroom into a bathroom. Add shower room in the loft.

Would you consider the shower as an en-suite? If so, then if you extended out the back you could just add it to one of the rooms along with a dressing area. Possibly move the walls to make bedroom three bigger if you are making bedroom one bigger and you'd have three decent doubles as well.

Knock through downstairs from kitchen to conservatory to create big kitchen diner. Add bedroom and bathroom on top of conservatory (ie. turn it from conservatory into proper part of house), bedroom 3 becomes corridor to first floor extension.

Loft is very shallow unfortunately. Definitely don't think that's an option.

zaffa this is what I keep coming back to. But I can't work out the layout. Any ideas?

Dwayne this sounds interesting. I'm not sure I can picture what you mean upstairs? The conservatory lean to falling down is only 1.75m wide.

Take a slice out of the main or second bedroom. We have a shower room on our top that that is only about 3’6” wide.

Thanks, zaffa that does make sense. It's similar to what I keep coming back to. If I could just make the 'ensuite' a 'bathroom' accessible to everyone I'd be v happy!

Where are your drains downstairs outside btw? We tried to get a toilet put in downstairs in our old house and it ended up that it wasn't so much about the layout internally but how to connect the toilet to the waste (showers were apparently much easier as smaller pipes). Is there a clear route from the back of the house to the drain cover? Could a down pipe run easily?

You could change the top of the stairs (gate leg ? Was on your home made perfect this week). That'd give you a decent size to create a small bathroom where the cupboards are. No idea about plumbing though. Might be expensive.

What measurements do you have on the landing? I have a wetroom that is 3metres long by 80cm wide and it’s perfect. Has loo sink and plush walk in shower.

Extend above conservatory.

Small bedroom split horizontally to become bathroom at bottom (front of house) and hallway to extension above. Extension could house both bedroom and en suite.

Lizzie I am loving that idea! I know exactly what you mean and saw the episode.

The downpipe for upstairs loo is already positioned on back wall in the corner of bedroom 1. I just haven't had it plumbed in yet. The plan was to have a loo and basin ensuite in main bedroom. This is obviously the easiest option. But thinking a little further into the future, I'd love to potentially extend and make the house future proof for the DC and I.

  1. Have you thought of architect your home type service?
  2. Or get some decent builders round they can often be creative
  3. Could you move door along of the 10 by 10 bedroom then put pocket door shower room entrance where cupboards are. Wall hang everything to give idea of space?

titchy I'm not sure the conservator area is wide enough. Although extended it for a kitchen diner is a plan I'm keen on.

Turn conservatory into proper extension, remove downstairs bathroom & wc and put small wc/cloakroom by front door. move bathroom into bedroom 3 and use sitting room as bedroom. remove wall between kitchen and new extension and have kitchen diner, then sitting room at front of house. means you have slightly smaller living space but good bedrooms. could also possibly get an extra ensuite upstairs

What about turning bedroom three into a bathroom and then extending for a new master suite? How much Space out back is there?

The only problems I can see with this is windows in bedroom one and there are two options.
One is that Velux windows with a vaulted ceiling are installed or two you extend across both back bedrooms and each has a half window left - but I don't know how big that space is. You could then really do whatever you wanted as a master with an en suite and turn bedroom three into a spacious bathroom

Knock down conservatory and build proper 2 storey extension in it's place. Turn bed 3 into bathroom sectioning off a bit at the back to be a corridor through which you access new bed 3 on top of new 'conservatory'. If you want and there is enough room in bed 3 you can turn back of that new room into en suite for main room.
