East Finchley

Hi, I am looking at moving to East Finchley preferably within 0.5miles to the station.Could you please share your inputs on areas to avoid and things to look out for especially in regards to flats/houses close to the train tracks? Much appreciate your help.

We lived there 30 years ago and loved it. Our first house was in the old village, near the church. Very friendly neighbourhood.
Children came along and we moved to a larger house in a road opposite the station. Parking was difficult, but now they have a residents parking scheme. The changes to the main high street probably have made a big difference.
Someone will come along with more up to date info. But we have fond memories of living there.

I also haven't lived there in decades but also have v fond memories.
From recollection there isn't many buildings within 0.5 of the tube lines which back onto the tube line. There are parks and the line goes underground on the town side. Less sure as you get up towards Finchley central though.

@RollyPolly79 Hi I bought a 2 bed flat in East Finchley last year in 2019. I live 0.7 miles from the station just outside hampstead garden suburb.

I have heard complaints on the east finchley facebook group about tube noise during the night from residents who live near the tracks i.e people living on the causeway. I don't think there are any really bad areas as such but like the rest of London, people don't like to live near the council estates i.e. the grange but that area itself is very far from the station and is kinda equidistant between the N3 side of the north circular and the N2 side.

I love the area. There are plenty of good schools- Martin, Holy Trinity, St Theresa all have outstanding Ofsted ratings. Depending on where you live, Eden in Muswell Hill also accepts non Jewish children. Some children also go to Highgate Primary. For secondary, Most of N2 is out of catchment for Fortismere but Archer is rated outstanding (tiny catchment of 0.3 miles; i had to reject many flats on the basis of that). The high street is decent- Nero, Iceland, Sainsburys, an amazing independent grocer called Tony's. However, i like walking to muswell hill (30 min walk door to door from my home). Also very walkable to highgate woods and the heath. There is a big Tesco in Finchley Central for the monthly shop (and I walk there too).

For me, if money was no object, I would choose to live on the Fortis Green side of East Finchley (closer to Muswell Hill) or hampstead garden suburb (the N2 side). Church Lane (which some people callEast Finchley Village, think its the old village) is quite cute with 2 bedroom victorian terraces.
