Empty nest remodel

Eldest is preparing to fly the nest (house purchase moving slowly towards exchange) so we will soon be in the position to be able to think about what next for the family home.

Background: 3 storey townhouse with 5 bedrooms (4 doubles, 1 small single). Bedroom 2 was originally first floor sitting room but for the last many years it has been DS' bedroom.

Currently most furniture in Bedroom 1 is fitted (wardrobes, cupboards, drawers). It feels very cramped for 2 people. Though there is lots of storage a lot of it is difficult to access.

What I we want to do is split bedroom 2 to make a dressing room off bedroom 1 and an office for me. Storage in the dressing room will be a mix of hanging space and shelves and there will be a bench for sitting on, tieing shoelaces etc.

DH will do all work, none of the walls being changed are load bearing (stud partitions)

Attached plans for current and future. Anyone have any thoughts, comments, experience of doing interior remodelling please?

Thank you wehaveafloater. Have you done any interior remodelling? Any tips to follow or bricks to avoid? We are keen to avoid making any mistakes which could easily have been avoided.

Who or what is OnePlan please? So far all my planning has been done in excel (makes lovely virtual graph paper!) but happy to consider other resources.

This is the 1st floor? Where stairs and hallways?

Do you have good living space on the ground floor, as with your proposed change you'd lose the option to have the 1st floor living room again. Sometimes these townhouses can feel a bit top heavy.

Your plan looks lovely, but how does it affect the overall balance of the house?

@Porridgeoat this is first floor (the middle floor). Stairs & landing are in the empty space between ensuite & bedroom 2/office door

The top floor is similar layout but with the front part built in two rooms (bedroom 4 plus small single which I currently use as an office).

Ground floor is okay as we extended to build a good size sitting room which also allowed us to increase the size of the kitchen diner.

Changing the layout will mean that DS moves upstairs to the top floor. He will get the bedroom above ours (same size and shape as ours is currently) but we will also be turning my current office into a kind of snug with sofabed/TV/bookcase. DD2 will remain unchanged in the front top floor double bedroom.

We are trying to future proof our house a bit.

Younger two DCs may well be here or visiting for extended periods (armed forces & student) for a while to come yet. So we want them to have space hence snug.

There may be GCs in the future so we want plenty of space to be available for visits. When our own parents majorly downsized it made our own visits to them a logistical nightmare as a family of 5.
