Adding value to current home

Any estate agents on here, or anyone who has advice, we live in a lovely quiet area, but will be downsizing in the future, can anyone tell me, what is going to add value to our house, What are buyers looking for

Square footage (so an extension). Nothing else really consistently adds value. Some updates will make it more saleable and some buyers may consider a particular update adds value for them, but don't think anything else other than increasing the size of a property has much impact on value.

A nice garden but nit too high maintenance.

Not just the big standard square of grass, rectangle of decking and bright orange fence. You want a patio In the sun , some trees for privacy and shrubs / perennials for colour. Climbers up fences which are painted / stained a nice colour.

Parking for as many cars as the home would hold ie if it is a 4 bed home then parking for just 1 car isn't great.

Clever storage and future proofed eg USB ports in the sockets.

Increased energy efficiency

Clever use of space eg electricity and solid floor in garage

Well we have a tandem garage adjoining our home, our drive is big enough for four cars, corner plot detached property neighbours one side only, no utility room big garden shower room and bathroom

A conservatory will only add value if it’s very well done, which is expensive. Not worth doing to sell, you will never get the money back.

Extra space is the only thing that really adds value. Loft conversion? Well designed gardens might make the house more saleable, but don't add any actual value.

Unless you are property developers, I don't think it makes sense to try to guess what might add value for when you come to sell.
Different people want different things.
Make alterations to make your lives more comfortable or more enjoyable, not to second guess what someone else might want some time in the future.

What people want / would like / expect also vary depending on where they are on the property ladder.
So things that would always add value, aren't really things you can do anything about - for example - being detatched as opposed to semi. Or semi-detached as opposed to terraced, etc.
Off road parking is a major +, but more of an issue in some roads and towns than in others.
Downstairs toilet is I think always a plus, but actually a lot of people would rather not pay extra for a 'modern' kitchen, when it might not be to their taste, for example.

The basic - neutral colours on the walls. It’s crap to have to move in and paint over a crazy design choice.

Not saying you’ve done this - I’m just bitter as the previous owners here made some shit decisions! The volume and colour choices did influence my offer on this house. Not because of the cost of paint, but the time it takes to sort out.

Neutral decor will make the house more attractive to buyers, but it doesn't "add value" in the real sense.

A conservatory will add minimal value compared with a proper extension built to building regs. Conservatories are classed as temporary buildings and are a nightmare...too hot or too cold

Definitely do not start building extensions or conservatories!

Sounds like your plot has good outside space and a reasonable layout, and sort of a room over the garage.

You shouldn't invest in changing or adding to it, because you need to get every penny and a profit back in the sale price and you can't be certain of that.

Clean, well-maintained, nice garden, looking at its best. I'd stick with that. The most to invest is touching up any decoration.
Without more details of your house and area can't say much more.
