Extension Plans 2021

We have been renovating our house for a couple of years, and have been deliberating about about adding a one storey kitchen extension. The plan is to knock down an existing garage full of damp to make more garden space, and have from the kitchen extension a utility room and build another garage on from there using our driveway space. We decided we were going to go for it and the pandemic hit.

I’m thinking we could get architects drawings and planning permission this year, whilst also planning out the kitchen and utility room (lights, plugs, unit layout etc) and prepare to start building work next year. Does anyone know if planning regs etc would still be valid? Does this seem like a reasonable plan? Nobody really knows what’s happening with the pandemic, but am I right to plan for next year? Thinking the industry will have to adapt and find ways to move forward?

Not sure about the validity side of things, maybe call your local council and get some advice? Architects should know this stuff as well I'd have thought

If you plan to start next year (good idea imo) then as long as planning is granted then that's valid for 3 years before renewal is needed (usually a rubber stamp exercise). Building Regs won't change in that time.

Definitely worth sitting back with architects drawings, making changes. Really try to imagine using the space, what in the right / wrong place etc and make a list of changes. Get kicthens/bathrooms designed based around the new plans and do the same.

I've been doing running changes, just ahead of when it would cost lots of money to change and it's a shit way of doing things!!

We are mid build now exactly 1 year after we started. Issues with planning etc take time so I would crack on, take your time and enjoy the fact you can think everything through.

Oh and once you have the plans, ask on facebook for recommended builders. We went with one the architect recommended in the end but always get several quotes.
