How far down my list will I get?

Budget £30k - have a list of things I really want to do. How far down the list will I get - I know it all depends but I am just thinking it through? House is relatively small semi detached.

New kitchen - mid range plus all new appliances, quartz work top. New floor tiles and radiator. New downstairs loo and basin And towel radiator.

Hall stairs and landing repainted, new tiles and carpet.

Upstairs (three smallish Bedrooms) recarpeted.

New patio installed and new fences (150ft boundary).

I won’t get as far as my ambitions sire I wont😂.

With the kitchen, you haven’t advised on the size, layout, if you’re keeping supplies in the same location etc. Same with the new downstairs loo, are you creating a new room or just replacing sanitary ware in the same place?

So many variables.

Everything staying in the same place. Kitchen u shaped, ten standard sized cupboards on the bottom layer.

Downstairs loo just replacing like with like.

I think you’ll get the inside work done for that. I’ve been really shocked by the prices of patios and fencing!!

If you’re really careful with the spec of the kitchen you might manage, but you could also blow most of your budget on the kitchen if you’re not careful. I think you might get the fence, but probably not the patio.

It really depends where you get the stuff from and how handy you are (or how much your builders cost). Our new kitchen cost about 5k from Ikea and we are paying it monthly over 2 years. Nice granite worktop was £3k. Materials/fittings for downstairs loo cost about £1000. Labour on top. We are having a 40 ft fence replaced for £500.
Re deco- if it’s just painting not plastering can you DIY? Carpets- it surprised me how much that cost, think it was 2-3k.

Can’t paint the hall, it’s just me and can’t manage the ladders on the stairs.

£30k is my upper limit. Could take some extra on the mortgage, but it already seems like so much to spend.

Do you have to do it all at once? I would get a quote from a couple of builders to compare, for kitchen and downstairs loo plus outside, and save up for decorating upstairs and replacing carpets the following year or so. And maybe look into getting an ikea kitchen and paying over a period of time, if that would be easier (I know that depends on your circumstances).
We lived with bare floorboards and rugs for a year as carpets were so skanky in our house when we got it. And bare walls as stripped the wallpaper!

I think you could get most of it done but as pp says there's a lot of variables. I got my kitchen from Ikea for £5k which included 3 new appliances. I got my downstairs toilet put in (used to be a utility room) for £1100 work included. I got carpet for my landing and stairs for £330 which included fitting. The quote for painting my hallway was £250 including paint (ordinary wipe able Dulux).

But I was quoted £4500 for replacing my old concrete patio. But I think £30k is doable I think also might depend on how much trades charge in your area. Shop around and get lots of quotes, also really good to go on recommendations from people you know.
