We are buying a house and the vendors have taken the conservatory doors off to have a more open kitchen. We have an issue that they didn't get building regs signed off when they did this work and don't want to pay for it now. They have offered to replace doors. Can anyone advise on length of time it can take if we insist on building regs met? Thanks

Had similar on a rental property. The conservatory wasn't thermally efficient enough to be part of the house so outdoor grade doors had to be reinstated .

Get the door reinstated, and be clear you are buying a house with conservatory, not an extended kitchen. To meet building regs and have a warm / cool room in the 4 seasons you'd probably have to pull it down and start again - so more expensive than not having a conservatory at all. Offer accordingly.

As others say, It is highly unlikely that they will be able to obtain building regulations and the only solution is to reinstate doors so that it is a traditional conservatory.

Did the current owners do the work or was it sold to them?

It used to be common to do this as most cost affection way to get extra space but most people now opt for a full extension so that they can have building regs.

Thanks for replies. The work was done by the vendors.
We love the house and are so close to exchanging on our sale so I will go forward with reinstating doors and re negotiating as the open plan was a big plus for us.
