To think this seller is a CF?

Went to view a property it was a 5 bed detached in Cheshire in North West , good plot one near by sold recently for 380k but this one had better garden and plot. It had an asking price of 400k

So we put in an offer 380 k rejected then all the way until 395 k until the seller messaged and said they had done the garden a bit a better and wanted 10k above asking so 410k.

I've never heard of this before apart from London the south east why didn't they put asking price 410 or 420 !!!!!

Ask exactly what they have done to the garden - if its worth the extra to you then so be it - but if not then stick to your final offer.

Sounds like a negotiating tactic. They aren’t being cheeky any more than you are for wanting a discount in my opinion. Some people will accept the asking price and nothing less so perhaps they are seeing if you’ll pay 400.

At this point you could say your final offer is 395 and see if they will take it.

Are they really likely to have done £10k worth of work to a garden when they are selling? I doubt it tbh.

Ask them what they have done to the garden then say it will cost you 5k to put it back the way it was (when you offered) so you're still only offering 395k

Walk away, this would make me very worried they were the sort of seller who would let you get to the point of exchange and then ask for extra money

It depends upon how much you want the house. We just paid 5k over full asking to secure a house we really wanted. It was still a reasonable price in our opinion.

Our house has just gone on the market and is keenly priced to reflect very good value in this market. We will not be entertaining offers as the price is, if anything, on the low side for what we are selling.

If you think the house is worth what they're asking, then pay that bit more. If not, don't.

I agree, they will stiff you on exchange day. They sound like more trouble than they are worth, anyway it's a buyers market right now - they will learn.

Do they mean they have only just done the garden in the last week or 2, or some time ago? I agree, what exactly did they do?

Do they have multiple buyers hence asking for more?

I offered asking price then they asked for 410 they are saying let's negotiate.

They sound untrustworthy. They should have marketed it at a higher price initially if they felt it was worth that.

I would be tempted to withdraw rather than negotiate with these people.
Also, remember it is a buyer's market now.

They’re chancers OP. Go back to £395k using PPs suggestion of having to spend £10k to return garden to original state.

Offer your 395 and walk. I wouldn’t deal with chancers because they are likely to stiff you when you least expect it.

What have they said they have done for the extra £10K? I would want specifics and if it didnt include a tree house and a snazzy hot tub or even better a pool I would tell them to do one! I bet they have planted a few bushes and busy lizzies and think it looks the bees knees

This happened to me many years ago (2006 I think), we put in an offer just below the asking price and estate agent told us they were not even prepared to take the asking price but wanted 20000 more. We told them our offer stood for one week and it would then be off the table. One week later there was no movement so we went and found ourselves a house that was 100% nicer anyway and bought that. Cfs contacted us repeatedly asking us to take the house for our original offer and it was still for sale a year later. I feel so relieved we didn’t buy it in retrospect, there were many things that made it less than ideal for us!

Now you said you offered asking and they turned it down I think it’s a bit cf. they must think you’re super keen and they must be confident it’ll sell easily.

I agree with the above posters about leaving your offer as it is or even dropping it.

It's been on since February we have been looking for a year It's with purple bricks and I hate negotiating directly with vendors through there.
Heard nothing but had an email they are mulling our offer I feel like withdrawing the offer all together.
