Early stages of planning and have a builder coming over to look so I’m after inspiration if poss!

Looking at an open plan kitchen diner (keeping our living room separate). Will want bifolds to the garden. Love the look of a full wall of glass but concerned about privacy and also over heating. Room would be east facing so gets sun all morning.

Would love to see any pics of inspiration (I have the Houzz app too which is great!)

Watching with interest, as we're hoping to do this in our (hopefully) new house.

I'm the same with the full glass wall. Looks lovely, but definitely not good for a hot summer. Because we're aiming to extend the existing kitchen out from the adjacent living room, we are worried we'll lose light in there, so a glass wall on that side should help with that.

As I say, very early stages for us as we're not even in! Grin

What size are you aiming for OP?

Exciting isn’t it (although may change my mind when I get a quote!) the new bit will be approx 3m x5m and it will connect to our existing kitchen too. Basically the green on this very rough sketch is my existing kitchen so the orange but will all be new! How about yours?

What layout are you going for? Looks like a snug sofa bit in the old kitchen - with kitchen and dining in the new bit? I'm tempted to keep my kitchen in the darker central bit, then have dining and a sofa in the new bit.

Utility would be great but not sure of the space we have.

Where you can see the end of the sofa / rug in the bottom left, that's our seating area (old dining room) so we have a big sofa there etc and TV.

You can get bifold with blinds inside the panels of glass. We have them and they help with privacy and keeping the room cool. They were very expensive (I think they worked out at £350 per door and we have five) but absolutely worth it.

We were thinking the same kind of dimensions. We don't want to come too far out into the garden, so will probably do a small side extension too, to include a small utility and WC room. There's already a WC downstairs, but would probably knock that down and include it in the new extended kitchen.

Do you have a budget OP?

My biggest concern is we put more in than we manage to get back. I think it's always a bit of a risk isn't it?

What kind of styles do you like OP?

@IdrisElbow the kitchen is from Burbidge (Petworth in frame) purchased supply only from Units Online. I think the units + appliances + quartz came to about £13k and the installation plus electrics/plumbing etc were all part of the extension costs (maybe another £3-4k).

We are planning on doing the same but without the extension. We have a conservatory which is our dining room. What now used to be the previous dining room is a bit of a dead space. It was our office but with DD now it is impossible to work with her on the same floor so now I'm camped in the box room upstairs.

We hope to knock the wall down between that and kitchen and having a bigger kitchen which will be about 5m x 3m. At the same time we shall put in a toilet in the under stairs space which is currently partially part of the kitchen.

@Africa2go - that is a gorgeous kitchen. I was trying to zoom into your photo to see if it was the DIY kitchens Helmsley as it is the one I'm liking the look of at the moment. Were you on the --DIY Kitchens Helmsley anyone thread? I remember reading it and the discussions on the beading on the Helmsley.

I’ve been told to budget around £1500 per square metre plus the kitchen cost on top of that. I reckon I’m looking at £35k ish but that’s without having any conversations with builders etc!

For those who have done it did you get any drawings done first by an architect or just go straight to a builder?

@Notyetthere yes its a rubbish photo - No, I wasn't on that thread, at least I don't think I was Smile. I'm not sure DIY had the Helmsley when we had the kitchen fitted (2016)? I did use DIY a few years prior to that (had the Matt Luca kitchen) and would have used them again so am pretty sure the Helmsley wasn't an option in early 2016.

I've just had a quick look at the DIY website and it does look very similar to the Burbidge Petworth - no beading and no lines on the doors (like there is on the Harewood as if the door is a series of panels). That's what I have as I thought it was a cleaner / less fussy look, more contemporary. I'm really happy with it still (4 years on).

@ProseccoSupernova it depends what you're expecting to be included for that. £1500/sqm seems fairly low unless you can get mates rates / know people in the trades. We paid more than that 4yrs ago - we're in the NW. Don't forget big costs on top of the basic price - VAT, then you'll have bi-folds, flooring, lighting etc etc. You'll end up spending on furniture and your garden will be damaged and need money spending on it (particularly when you're looking at it 24/7 through your bi-folds Smile!)
