Tiling, how much per square metre?

Hi, I was hoping to revamp my hallway and kitchen tiling the floor with some patterned tiles and a border around it, something similar to the picture attached. I knew it would be more expensive than just plain tiling as it requires lot of cutting and planning but got a quote of 160 pound per square metre including preparation of the floor and materials but not the tiles or removing old tiles( I supply the tiles and remove the old ones)
Really was not expecting that much at all! Can I ask you how much is reasonable to pay for this job?

Tiling is not hard at all. Go and look at tiles you like. The box says how much it covers in metres square. It even tells you how many boxes to buy to allow for wastage. The tile adhesive grout also stated how much it covers in metres square. Once you have calculated how many boxes of tiles you need and how much grout, you will know the true cost of materials. Just decide how much per hour you are willing to pay. You can buy a good tile cutter at B&Q for under £50. You will need tile spacers to get tiles spaced evenly and uniformly. Why not try doing it yourself? It really is an easy job to do. Buy water proof grout and a spreader.

I am a very competent DIYer, I have ripped out and fitted entire bathrooms etc and although I have tiled kitchens, bathrooms, en-suites, tiny cloakrooms I did say I would never do floor tiling again. Once was enough.

Is your hall remotely square? Or will this require some skill to make it look square. If you have never tiled before then I do think this is a job for the experts. Testing your tiling skill is something you either do on a board or somewhere small like above a sink. Not an entire hall floor.

£20-25 per m2 plus materials is the going rate for a tiler round here. The cost of tiles varies wildly but adhesive and grout shouldn't cost much.

If you are removing the floor yourself, go easy. If you damage the subfloor and need a screed pitting down then it will push up the cost.

It may be the quote assumes screeding the floor but even so it seems exorbitant to me.

I second PP that tiling a big area will look better with a pro doing it.

£40-£50 per square metre is the going rate here (south east, not London).

Yeah I think that's a bit steep I would say 40-50 per sq metre try different people generally most people should give you a quote over the phone rough idea

Thanks so much for the answers.
The tiles are 27 pounds per square metre and not included in the quote
I had calculated a maximum of 60-80pounds per square metre max, but 165 is way too much.
I can not really see myself tiling the floor, I am not particularly good a DIY, so it would have to be professionally done or keep dreaming....
