Would I ever be approved for planning permission?

My parents own a farm with their house on it around 50acres the farm has been in my family for a few generations now. It’s a small holding my parents are thinking about retiring. They have said I can build my own house on their property and will gift me some land if I can get planning approved. The land I am considering has a road alone the side of the field, has water and electricity supply already. Am I in a dream world with getting anything approved?

My understanding is that planning depts can be pretty helpful - I’d give them a call.

I can’t see why you wouldn’t though, unless it’s a conservation area?

Yes definitely seek advice from the Planning Dept. Also you can have a look at the planning policies for your council on their website. Try googling “Council” local plan. It’ll tell you if the land is green belt (very tough to get permission there) or just rural land which will make it easier x

A friend if mine built a house on the edge of her parents dairy farm. But ask for an informal meeting with planning - bring along some rough plans.

Thank you for your reply do you know if she has a agricultural tie to the farm? I’ve seen that some people have it approved but have to be working on the farm. Thank you

Thank you @tryingtocatchthewind and @Tulipvase I will defiantly give them a call in the near future and see how they feel about it. I don’t believe it is green belt or conservation but I am going to look into this further. There is a farm up the road who built a few holiday homes a few years back so I’m hoping they might be nice to us too. Thank you

It will depend massively on where you are, much much harder in green belt, National Parks etc.
There are some permitted development rights in gardens so if planning officer not keen on elsewhere on the property it might be worth considering this, provided you can give both houses enough privacy

@Rosieposy4 it’s early days so I have only just started too look into it, I have researched the land and it is just agricultural where I ideally would like to build. Unfortunately in the garden wouldn’t really be possible. I will continue to research and keep my fingers crossed!
