Blackheath surrounding areas for young family

Once Covid-19 is over 🙏🏼 DH, baby and I are looking to move from our 1-bed in Poplar area to Blackheath. I know we are really privileged to have this option right now. We love it there for obvious reasons, but we won't be able to afford our desired 3bed flat in Blackheath village. Budget is £750k and this is right on the cusp. 3-bedders would mean a considerable downsize- we currently have 1000sq ft. We could afford a decent sized 2-bed but if all goes well another DC will be on the cards and it seems silly spending all that money to move without going for 3 bedrooms.

Most of the surrounding areas are that little bit more affordable apart from Greenwich village itself. We know Maze Hill, Vanbrugh Park and Deptford, and are less familiar with Lewisham and not familiar at all with Hither Green. Priority would be easy quick access to the heath, as well as transport options. So my question is, if you love Blackheath and want to be able to walk to the heath / village within reasonable time, which of the surrounding areas would you recommend?

Hither green is great for young families - good park, several v popular schools, easy access to blackheath/greenwich/lewisham.

I wouldn’t recommend maze hill if you’re hoping to walk to the heath often - that’s a very steep hill with a buggy and for young kids.

Hither Green has some lovely streets and excellent schools. Blackheath Standard could also be an option? Westcombe Park etc.

Is the top of Maze Hill near John Roan school in your budget? That's right next to Greenwich Park and the Heath and a healthy walk across to the Village in a about 20 minutes, 3 by car?

The Cator Estate is private with lots of open space to play and in walking distance to the village.

Another vote for Hither Green. Lived here for 15 years (most recently at the Lee end) and cannot recommend it highly enough. Proper community atmosphere, very mixed and unpretentious. Oh, and great primary schools.

We're 5 minutes on the bus from Blackheath, or a 20-minute walk.

Spend a sunny afternoon in Manor House Gardens and you'll never want to live anywhere else.

We looked around there. Trouble was Blackheath is so very nice that anywhere else looked far worse than it really was.
If a 3 bed Span house comes up on the Cator estate I recommend you check it out. They are well designed for families with lovely communal play areas.

The flat is part of The Hall and is a famous group of Modern houses and flats built by the Span company by Eric Lyons from the mid 1950s to the mid 1960s. Surrounded by older historic homes on all sides. Very secluded.

Hither Green, you'll get far more for your money. Livex there for p16 tears. Great for families, schools, transport links and near Blackheath and Greenwich.

Lee and Hither green are very family friendly with nice houses in your budget. Depending on which road you live on you could be just within walking distance to Blackheath.

Lee and Hither Green are both nice and the schools in Hither Green are excellent. The Heath is walking distance.

Lived for 9 happy years in Lee, the area really improved during that time.

For proximity to Blackheath, have a look on the streets surrounding Manor House Gardens.

Had friends who lived on Micheldever Road in the Lee Conservation area and it's a lovely street, with the bonus of potentially getting into Brindishe Primary, one of the best state schools in the country.

Are people suggesting the Cator estate because it will make you feel safe from the various ethnic minorities in the area????

Don't make such a mistake that you need to be scared of people who aren't white - this is stupid MN speech. Very clear.

Try Hither Green, Shooters Hill, all the way to Woolwich and even Welling. Go towards lewisham/ loampit vale etc. All of these places will offer you large bedrooms with a double front room / and dining room, extensive garden and maybe a driveway. Something that all various races can enjoy without needing to be locked up.

I went to private school in Blackheath and when I go home, I go to the surrounding areas. The private schools are multicultural and brilliant. Don't lock yourself up in a fake haven. You'll be taking the train with/ working with/ worshipping with all those you are trying to avoid.
